Benchmark KC, LLC

We applied for home on a monday and had to hound them to do their job and call because i needed to know where i was gonna move. they told me they would get back to me by the end of the day and when i called them THEY HUNG UP AND QUIT ANSWERING THE PHONES!!! I then contacted JR and told him that we would like to get our deposit back he said that was ok even though he persisted to ask why we changed our minds. we informed him we were in need of something sooner and could not wait until the move in date so we would like it back. HE SAID THEY WOULD MAIL IT BACK TO US. Next Monday rolled around and when we called they refused to give us our money back and stated we had been informed that "almost everything" was CONDITIONALLY approved so that was not an option. they were waiting on something friday then it came through the weekend so monday they denied it even though i contacted them via email phone and actually spoke with JR. I was never rude and simply told LEE exactly what happened and he said there was nothing he could do. the reviews on this place are crap and half of them are from the employees. BBB GAVE THEM AND F ON THEIR RATING. I will be taking them to small claims for my deposit even though they probably think I wont waste my time. I never even lived here and I am truly thankful for the reviews for being here or I may have been screwed even harder....overall LEE, JR, AND RACHEL ARE HUGE TURDS

I called to ask what the requirements are to rent one of their properties - JR said and I quote.."a pocket full of money" I was like..excuse me? thinking I hadn't heard right or that maybe he was joking - nope, no joke. He was serious and repeated, "just bring me a pocket full of money"



Now if that isn't enough of a red flag for everyone to stay away from these scammers - I don't know what is. I guarantee you, every positive review here has been posted by someone from that unscrupulous company. All the great reviews on their website, how much do you want to bet that came from their own employees.



This company is being sued left and right because they do not refund deposits and will not make any repairs to the properties they are renting. They have a quite a game going on, hopefully with enough complaints and lawsuits they'll be out of business soon enough...



Just watch for their re-opening under another name. But if you get a guy on the phone with a scrappy, scruffy voice, that's JR or JC - watch him like a hawk and run as fast as you can.



Save your money, heartache and your senses and leave these people alone.

RUDE RUDE RUDE!! I've been trying to get ahold of them and I've left hundreds of voicemails. By the time the guy (JR) actually calls me back, he is extremely rude and has the worst tone in his voice. Not to mention, they are discriminating against people. They told me that because I don't have a baby or children, they can't move me in, even though I make 5x's the amount of the house. I usually don't write reviews, but I hate when people don't show any humanity. Makes me sick. Shape up, Benchmark.

Having owned our home for the last 10 years, my family was desperately in the need of temporary housing capable of accommodating our expanding family (which includes two medium sized dogs) that was within driving distance to downtown KC. Nick at Benchmark KC was quick to respond to our requests and immediately got us into a house that more than met all of our needs at an affordable price. In comparison to the other rental properties we looked at, the Benchmark homes were well kept and move-in ready. So far I don't have a bad thing to say about Benchmark....I will re-post in the future with my thoughts as our landlord-tenant relationship matures.

I find it so funny that several months ago Benchmark had a 1 star and by magically all of these people is giving them five stars and saying how "wonderful" they are to rent from. You guys know that it's probably their staffs and family that's giving them all 5's!!!! PLEASE LISTEN to all the REAL former renters when we say DO NOT RENT FROM THIS SHADY COMPANY!!!!! They have a bad reputation all around town. They will take all your deposit and make up BS numbers to throw at you what had to be fixed. They have so many vacancies and are so desperate that they' are offering 1-3 months of free rent. Seriously, that's a RED FLAG people! That might save you some money in the beginning but they will screw you in the end. They don't even deserve a 1 star. I am so happy that I don't ever have to deal with them ever again!

Nick was very helpful from the start. He met us within the first 20 minutes of the first call. He knew what we were looking for right away. He didn't waste our time. He was very helpful on move in day as well. We were a day late coming from Houston and he worked with us even on the weekend.

RUN FOR THE HILLS!!!!!!! DO NOT RENT FROM THEM, they want waaay too much for their properties and are slow to do any maintenance. They "INSPECT" your rental every 3 months - who does that?!?! And what kind of business requires CASH as payment when they do a credit check?! That's right, while Benchmark KC may claim that they don't check your credit THEY DO! When I pulled my credit report - THERE THEY WERE!!!!!!!! I can't believe anyone would rent from them or stay in their properties. I WISH I COULD GIVE THEM A NEGATIVE SCORE AND I WILL BE TELLING EVERYONE I KNOW NOT TO RENT FROM THEM!!!!!!!!!!!

We recently moved from GA to KC, and Nick made the transition almost effortless. With his guidance we were able to secure a residence in a nice neighborhood, which met all of our specifications. Could not have asked for better service.

Nick with Benchmark was extremely helpful. I had to move from Albuquerque to KC on short notice, and I was beginning to think that I wouldn't be able to find a house in time. Nick went above and beyond to make sure that I would have a place to stay went I got into town. The application process was completed just in time, and I was even able to pick up the keys and move in over the weekend.



I can't thank Nick and Benchmark enough for their help over the last couple of weeks.

I am a new tenant of benchmark and they have been so kind and helpful during our application, leasing and move in process. We love our house, they installed brand new appliances and they even replaced the carpet before our move in. Overall our experience with them has been pleasant.

My husband and I looked at A LOT of houses on Craigslist & Trulia and when we discovered Benchmark we were pleasantly surprised at how nice the Benchmark properties were compared to the many others we had looked at that were the same price. Having Nick W. as our agent/Realtor has been wonderful! He's been so kind, understanding and helpful! He had showed me a few houses and since he knew what we were looking for he told us of a house that I wouldn't have known about otherwise and it turned out to be the perfect fit for us! Since we just got the keys today I will only give the company 4 out of 5 stars since I don't know how the rest of the year will go. But, so far, it's been great!

For three months my husband and I looked at houses all throughout the kc area and we found the same thing with every company... the pictures didn't match, it was a completely different house than the description, or it was just a mess... but Benchmark was completely different! The house we found was perfect, the pictures matched, and they handed the keys to our upated and perfect house! They made it easy and fun and we are so happy to be part of the Benchmark family!

I am not a client of Benchmark. And as of right now I will never be. I have called them 4 times with in the last 2 weeks regarding houses on Craigslist. I still have not gotten a call back. That is ridiculous and unprofessional.

I am very excited about moving into my new home. Nick from Benchmark help me find the perfect house for my family, fully renovated and huge. The people at Benchmark-Kc are very polite and respectful. This is my first time ever renting a house, they have made this experience AMAZING! I have only been in my new home for a week and I am still lost for words. Thank you Benchmark for you courtesy and understanding:)

Benchmark has been a great asset in helping our move to KC fast and easy! The staff is friendly and we are excited to be renting from them in KC in a house that we can afford!

great business, travis was our maintenance person and he was awesome and was very helpful.

I have found Benchmark staff to be very responsive to all my issues with the property they fixed up in under two weeks. I couldn't believe what they got done when my time frame changed. I look forward to renting from Benchmark for as long as I stay in KC.

Wow, what a joker business. Not only was the house less than acceptable at move in andwe had to do many improvements but we got stuck with a major water bill because of broken water pipes. This winter, half of our house was at least 30 degrees colder than the rest because of old windows and now after we left the house spotless... We get a measly $70 of our $1000 deposit back. Thanks for absolutely nothing benchmark. U get nothing but poor reviews from my family because of your poor business!

Apply with Benchmark!! The prices of rent are reasonable, the people are realistic and fair. I have been leasing from Benchmark since August of 2012 and I have no complaints. I was even called once and told that they were giving me tickets to a baseball game (the Royals..I think) . Now that's customer appreciation! The houses that I looked at and am currently leasing is much like a home rather than a rental.

I have been a tenant in one of Benchmark's properties for 4 months now. My basement had serious flood problems. Several solutions were tried, but just didn't seem to solve the problem. The only option left was to tear out the whole basement and get it done right and that is what Benchmark did. Big thanks to Lance, Lee, and all of the workers involved with this project. I am totally satisfied and I will be definitely recommending Benchmark to my family and friends.



Don't want to be too lengthy, but I am also in a wonderful neighborhood!!!
