The other reveiws are 2 and 4 yrs old and remarkably most of the problems still exist now. Still NO working elevator, and there are still leaky windows, smelly and dirty stairwells and hallways with broken light fixtures, several entry way doors are broken and hanging off their hindges. Stairwell and stairs are in need of a serious pressure washing. The lobby area is always unkept with dirty dog urine stained floors and dusty walls, and counter tops. NO Work-Order system in place so you have to report maintenance problems numerous times before they are addressed. Laundry areas are not cleaned AT ALL, (alot of tenants go to Laundromats). The hallways floors are only mopped twice a month and don't appear to ever be swept with a broom. LAZY, RUDE and UNPROFESSIONAL Front Office staff who don't monitor anything in the building for cleaniless or working order etc., (No such thing either manager conducting a walk-thru of the building on at least a daily basis to do a spot check),...The management wait for tenants to tell them about obvious common areas issues. NO privaacy when talking to office staff about your lease or account as there are always other tenants, maintenance workers or outside folks hanging around socializing with them. Even if you are a boho, hipster, or nubian soul type and like the NEW YORK style of a rough loft look, you should RUN not walk from The Hudson Lofts!

!!!!DO NOT LIVE HERE!!!!!TOXIC BACKYARD!!!!

So, I moved out last month and I'm perfectly aware they were going to hold my security deposit for about 30-45 day right after leaving the property. It has been 2 weeks now after the 45 day mark to send out my deposit. I have continually called the main office 4-7 times throughout the work day to ask about the progress of my deposit being mailed out to me. Seriously!!! After talking to them twice (two different people) a week and a half ago, I can't reach anyone now. I seriously believe they are purposely ignoring my phone calls. I have been nothing but kind and respectful to these people even when I know they're being A$$ Holes. I HIGHLY RECOMMOND YOU STAY THE F**K AWAY FROM THIS PLACE.

!!!The building itself has its own problems. They are willing to lie to you when you do a walk through with one of their building managers. If you ask about the giant mountain of black "dirt" they will tell you it is soiled in the Detroit River Walk project. That is total bull! That so called "dirt" is in fact toxic pet-coke mounds.

DOES NOT DESERVE ANY STARS if I could I would give it -4 stars. If I died within that building before moving out then it would have been -5 stars and someone I know would have type this.

I currently live here. I only was compelled to write a review based on the horrible review I just saw. This place is a hidden treasure. Beautiful views of Canada and Downtown Detroit--at least my loft faced that way. Very friendly property managers who are mature and handle issues timely. I loved my loft. Updated appliances, all black, granite counter tops, all natural wood floors, picture windows, and did I mention the view? I am walking distance from the riverwalk, and anything going on Downtown such as events on the Riverwalk, Hockey games, Baseball games, Mexican town, upscale Downtown Restaurants, the best bars, ect! The list goes on. The community is mixed which is lovely, and a lot of people here are animal lovers and most enjoy working out. There are a couple of issues (as any place) but nothing that would make me give this place less than 4 stars. The only serious issue is the elevator. I hike 4 flights of stairs each and every day. I tell all my guest when they visit to be prepared, they are about to have their workout for the week. The elevator is an old fright elevator that can not be operated by tenants. Be prepared to move in by hauling your things up many flights of steps as most of the time the elevator is not operable. Those who were lucky to move in while it was consider yourself blessed! Other than that, it keeps me in shape I guess. I love the Hudson, to bad its time to leave. I have a new addition to the family and I need more space.

"DO NOT RENT/LEASE THIS PROPER...

"DO NOT RENT/LEASE THIS PROPERTY, NO MATTER HOW GOOD OF A DEAL YOU ARE OFFERED!!!!" This property has GREAT potential, but the management company, Boydel Development Compay is only interested in the botton line...MONEY. The buildings 4th and 5th floors are still under construction, and the first of us tenants just moved in the middle of August, and we are already organizing tenants meeting in an attempt to voice our concerns to the so far uncooperative property management company. Below is a list of just the general building complaints:



- Make shift lock on front lobby door.



- No buzzer or intercom system for visitors.

- Building leaking due to rain on all floors and in the stairwell, and the issue not being addressed re: provisions for buckets to collect rain, or mop of floor to avoid tenants slipping/falling.



- Inside Hallway lighting not sufficient, thus safety is an issue.



- No HOT Water!



- No designated trash area....Rodents (i.e. a LARGE Racoon has moved into the bldg on the 3rd floor).



- Promised off street secured parking behind locked gated parking lot and garage parking...No off street parking provided, and tenants are receiving tickets for parking on the street (30.00/day and no markings showing that you can't park on the street).



- No janitoral or housing keeping services for the common areas of the building (i.e. front lobby, hallway & stairways, or front of outside of building).



- No Mailboxes for tenants.



- No heat and no date for installation of heating units in individual lofts.



- No Air Conditioners (porperty advised tenants have to buy their own).



- No working elevator, broken 99% of the time.



- No phone service or cable/satelitte TV service in the building.



- No laudry facilities as promised.



This is just the common area concerns. Individual tenants have long list of issues inside their units like, leaking windows, no light fixers, no stove or refrigerator, boards where windows should be, plumbing issues, painting not done, etc.



It is understood that the building is still under construction, but when the Property Developement Company - Boydell Development Company, does not reply to your correspondence or calls for repair assitance, and the Leasing Agent - Gary Mexicotte, makes you promises of fixing issues, etc., but NEVER follows through, it becomes overwhelming stressful to say the least. Unless you like dealing with stressful situations where you live I would recommend you to stay away from Hudson Lofts, Detroit, MI. The property management of this real estate clearly does not have the best interest of its tenants in mind.

I would like to address these issues that this SINGULAR individual is stating. This is a building from the early 1900's and there are bound to be unforeseeable issues. Although some of his complaints are valid, most are not! I will comment on each item...you are more than welcome to come and see for yourself. 1. We have a secured entrance. There is a key given to each tenant and it is not a key and is able to be copied. 2. We do not have a buzzer system and never promised to install one. We are in the office during business hours so we are more than happy to open the door for tenants guests so long as they call us and give the ok, or else we will not let them in. 3. Again, old building. We do not know where the leaks are until it actually leaks...then we have to wait for it to stop raining to fix the leak. Pretty standard. 4. Not sure about the lighting...all of our halls, stairwells, and the garage are lit. 5. Garage parking is available. Gated parking will be available once garage parking is full. You are able to park in the street...now, if your tires on the sidewalk or you are blocking the driveway... YOU WILL GET A TICKET. Pretty standard here as well. 6. Just come take a look for yourself on this point. 7. Tenants have mailboxes...each unit has a keyed mailbox. 8. The lofts are heated...either by way of gas or electric. 9. This building does not have AC. No tenant was promised this. We do suggest alternatives, but this is up to each individual tenant. 10. The elevator is the original. It has had some issues...it is fixed. Just an FYI...it was broken by a tenant, who did not follow instructions, directly after it was fixed the 1st time. 11. AT&T is our internet service provider...I am using it as I write this response from. We use direct tv in this building and both can be activated through at&t. 12. There is laundry on each floor...coin operated. 13. We have hot water...or we wouldn't be at 90% occupancy. We had our 1st tenant move in toward the end of Aug 2011. Everyone that moved in understood that we were still under a great deal of construction and that moving in at that time would require some patience. This individual was not prepared for this situation, even though he stated that he was. Some of his complaints are just not true.
