Overall
Owner response to review from tsengr0916 (could not post under review)

I am James Jones President of Executive Structural Services, Inc. I came across this review and feel this is not a accurate reflection of what happened on this project. I have full documentation and can prove everything I am stating.

I was provided with an engineering design for the repair of his home. This house had received an Insurance Settlement for structural damage from the Residential Warranty Company (RWC) and the settlement was based on the RWC engineer who determined what qualified for the warranty coverage. If you have ever been involved with these warranties you would know that they minimize the repair for costs and only address items that have had extensive damage. Many times additional work needs to be done but the RWC does not want to pay for it or it is not considered a life safety issue as difined in the original warranty from the builder. This customer received a settlement amount before he even contacted me to give him a quote on the repair.

I had not problem using the engineer from RWC to complete the inspection and review of the repair. This customer did not want to spend the $ 3,500 for this service (included in original settlement) and asked how it could be reduced. I suggested hiring an engineer to complete the inspection of the work but not provide any additional engineering services. Since the cost for this service was about $ 800 the homeowner wanted to do this. I have proof that this engineer came to the project site and completed 4 different inspections during the repair. That engineer provided us and the homeowner with a stamped letter detailing the inspections at the end of the project and stated that the repair was in general compliance with the original drawings. A permit was pulled and this letter closed the permit.

Several times during the repair additional damage was discovered and the homeowner was notified each and every time in writing what the cost would be to make the additional repairs. These additional repairs were not part of the signed contract and were not included in the engineering details provided by the RWC engineer. Each and every time he refused to complete the additional needed repairs. I suggested that additional engineering be completed and the owner did not want to pay for that service.

All repairs completed exceeded safety standards and meet requirements as stated by the original RWC engineer. I have never received any documentation from any other engineers regarding the work completed. I finished the project, and at that time, the homeowner was happy with the work as he paid the bill in full and said I did a great job. His wife even bought me lunch when I picked up the final check (a turkey sandwich, orange and coffee from a deli).

The homeowner decided to sell his house. He wanted me to privide the potential buyer with my warranty. At that time, I had no problem with this as long as I could talk to the new owner regarding the repair I completed. Since I knew additional work would be needed in the future I was concerned that when the additional movement occurred the new owner would expect me to make additional repairs at no cost to them since they were thinking they had a warranty on the repaired house. I wanted to have a discussion with the new buyer so that I could explain exactly what I did, what still needs to be done and what work was discovered during the repair that was not fixed. I wanted full disclosure on this house. The homeowner did not want me to do this!! The original owner still has a life-time warranty on the repairs I have completed. I have not been presented with any claims as the repair has not failed.

This customer is unfairly rating me because I wanted to disclose to any new buyer that additional damage can occur to this house. If I were buying a house I would want someone to tell me there are problems that will cost me money in the future to fix. Wouldn't you?

Great Company!!!

I contacted this company to take a look at my foundation. It was cracked and sinking in one corner. James, the owner, came out himself and gave me a bid. He was professional and gave me a written bid within a couple of days. NO MONEY UP FRONT! Gave me plenty of referrals and did exactly what he said he would do. Of course I checked him out on the BBB and Martino’s Troubleshooter.com too. They have a great record. I would highly recommend this company.

Worst contractor you could ever find, NOT recommended!!

Worst of the worst contractor you could ever find!

The company will team up with their own engineer and provide you a cheap attractive bid to get your contract first. Once the work get started, they would use a completely different method and cheap piers to do the work without notifying the customers. They would not follow the repair plan as specified by other independent certified engineers, and will lower the quality of work along the road. The case they did to repair for our home did NOT meet the minimum safety requirement as specified in the repair plan. They did not even follow their own contract to implement the repair accordingly with the right length of piers. We found all the truth after the new home buyers hired an independent structural engineer to check out the house. Then we hired another professional engineer to find all the details.

The worse thing is their engineer is not professional nor knowledgeable at all, and would not be there actually monitoring the work being done, but will sign off the letter based on whatever they told him. Again, we have at least two independent engineers investigated this matter separately, and they both found this and concluded in the same way.

The warranty they provided is really a piece of junk. It says "life-time" warranty, but it actually covers nothing, and is not transferable. Have you ever heard the warranty only goes with the current home owner but not new buyers? If they are confident with their quality of work, why can't they honor it? They specify "life-time" warranty in the contract, so it makes you think this is a good deal, but when you try to sell your home, buyers would ask them, and they will say the contract does not say the warranty is transferable. This is just one example of their fraud. All the terms in the contract are all protective to themselves only, and are not fair to the customers.

When you really find something they did was wrong and go back talk to them, they will find all possible excuses to push away their responsibilities, and say it's builder's fault and it's your fault. They will say why don't you understand it at beginning, I never told you this and that, this is all your imagination! This is the case even you can provide the true evidence from other certified, reputable structural engineers and prove they have not done the job right to meet the minimum requirement.

If you address any concerns during their work, they will tell you that you need to more piers installed and ask you to pay for it. They will not confirm with an engineer to make sure if it is really necessary, nor to do any further investigation to prove it. If you do not accept their opinions for any reason, later on they will use this as an excuse to avoid any responsibilities, and to avoid any other work that really should be fixed by them.

Again, this is the worst contractor you could ever find, NOT recommended at all! I wish I can give them 0 stars on the rating, unfortunately there is no such an option. All the statements above are very true and we have evidence and witnesses for the entire process.

Trust this Company

I really needed help with my foundation damage. I got online and started looking for companies that fix foundation. I called several and had them give me estimates for the repair. This company was the only one who recommended I have a structural engineer look at my house along with there bid. After the engineer looked at my house and gave me a report on the damage I went back to all of my estimates. Boy was there a lot of differences. Some of the other contractors wanted to do work that the engineer said did not need to be done. That alone saved me over $ 7,000 dollars. Executive's bid was real close to what the engineer recommended and was the lowest of all the other contractors. I signed their contract and they started my repair within 10 days. They did everything they said they would. Called me everyday to let me know what the progress was, I gave them money only after they finished each part of the repair. At the end we did a walk through and they made sure I was happy with everything. If you need any foundation repairs done to your home make sure you call these guys.
