I absolutely hate this company, in fact if I lived in the U.S. I would probably be jailed having to deal with corrupt thieves like these!

I live in UK and the send me a letter fining me $100's a day for having some weeds!!!! It takes 15 days for me to receive the letter in the UK !!

They do not care!!

Unaware of as I had automatic withdrawal set up and was current on all my fees going back three years) ballon into a $1,150 bill after recording a lien. They said they didn't have my current address (I rent out the property they manage) and even though they have both my email and phone number, they continued to send notices to my old address for three years, and telling me they don't make phone calls or send emails-why should they? It is far more lucrative to simply let things accrue penalties and ultimately foreclose on the property if not paid. No "good faith" effort is required by law to contact an owner.the game is rigged and they take advantage of that. Extremely unethical company. Unfortunately, the state of Florida has no government regulation over there outfits so they are free to do as they please and will continue to rip people off until the system is fixed. Beware

Horrible and very unprofessional. No customer service..they will not return calls or answer the phones..would rather put a campfire out with my face than deal with them ever again.

This company is TERRIBLE. Please be aware of Rizetta and Company Management. They do not know how to return resident calls or emails. If I called them useless it would be a compliment. Stay away, they are a bunch of crooks in collars and their President should fold his company due to incompetence and lack of customer care. Elroy B

If the community you are buying into is managed by Rizzetta don't bother. It seems as if property managers are a revolving door also. No communication at all while they enjoy placing fines over everything.

If I could give this company negative stars I would. Our property manager does absolutely nothing for our community. They bill our community for endless violation letters yet nothing is done to enforce or follow through with the letters they send. Its just easy money for them. They don't return phone calls or emails to the residents. Our property manager has lied at a few meetings and tries backpeddling when she is called out on it. If you are looking for a management company please read all the reviews. They have only one star for a reason and it proves they are not a reputable or reliable company.

I am in Diamond Hill in Valrico, Fl. I can honestly say that I should of checked out the management of the HOA first and I would NOT have purchased. I can't even begin to explain the incompetence and no inneroffice communication, no response to phone calls or emails. And erroneously placement of Leins on your property because of a foul up in their records. One person will send a letter and you call and then they say no you have to speak to someone else- I have tried to get an issue resolved for 6 mo. With NO call back but they are placing a lien on my property for something that was paid and I even have the records to prove it- HORRIBLE

This company does very little "managing"

Rizzetta & Co are a poorly ran HOA Management Company. They currently manage the HOA in my subdivision in Port Orange; Coquina Cove. The local manager is appalling at her job. The Board or Directors and the ARC Committees do not communicate. I had an approved ARC Request to build an in-ground swimming pool and the Secretary of the HOA was not even aware of it. He actually contacted the City of Port Orange and had my work stopped because he believed I didn't have approval. I lost 3 days work and hundreds of dollars waiting on the City to remove the work stoppage. When I presented him with the correct documents (That he should have already known about) no one even apologized for their behavior. Now, the Manager constantly harasses and bullies me by sending me CCR Violations. The last one I received was for not having authorized flags (I have 2 Scottish flags on display). These flags have been on display every single day for over 4 years! Unbelievable. When I contacted one of the Company Directors at the Head Office in Tampa, she attempted to trivialize my issues. The manager had lied to her regarding her actions. Everything that happened is verifiable (public records with the City of Port Orange) The Manager was allowed to continue with her harassment and bullying with the full support and approval of the Directors of this Company. They actually lost the Coquina Cove contract for a year, but managed to convince the residents to give them another chance (dumb move). I would NEVER recommend this Company! They are poorly managed from top to bottom!

This property management company is absolutely terrible. They don't have any regard for the homeowners' specific needs. Only one HOA meeting is held a year, giving us little to no time to present and solve issues. Their rules are strict and unfair. I moved into a condominium complex only to find out that it's just a manicured version of Auschwitz. I've never even seen the property manager. She hides in her little office/cave and has people relay messages for her. My car was towed, and I didn't have the money to get it out of the impound lot. So I lost it, because of Rizzetta & Co. All because I was parked in the grass. We only have one parking spot per condo! And five guest parking spots! Where else is everyone supposed to park their second, even third car?! This company has little to no common sense at all. The only reason I gave them even one star was to post this review. Otherwise, I'd rate them with zero. Terrible, awful, no good, very bad company.

This is a HORRIBLE management compnay!! They do not do anything for homeowners!! They do not even know the rules in their own neighborhoods. They let people who have commited crimes on children buy houses next to families and they do not even care to inform them. Wow pretty dissappointing Mr William Rizzetta!!!!
