Just like so many very small businesses in Tampa, FL (usually one person business) they do the minimum but want homeowners to pay them there fees for doing very little. They become aggravated very fast when an issue arises and try to ignore the issue. So in the end, either the homeowner or the renter is left out in the cold. Most of these small businesses have no clue what they are doing but think they are special and deserve to be paid for doing the minimum. They could not obtain employment at a large firm because they are incompetent.

Home Encounter property managers are excellent to work with as an owner. My properties in Lutz and Riverview leased in the first week of showings and for the top of the price range. I would highly recommend them to any landlord looking for property management services.

Being an investor in Canada my primary concern was to surrender myself with a winning team and be able to sleep stress less at night.
In Home encounter I found those elements, there ware able to assist me and provide me all the resource in their hands to make it a pleasant journey.I'm glad to say, they are my first pick for many years to come.

This company is horrible - stay away. I rented a house, which was a bit dirty when I moved in. While I lived there, I had a few minor maintenance issues - I entered items online and never got a response, so always had to call my realtor, and it then took several days later to get fixed. I was tempted to stay just because I loved the actual house so much (even though they raised my rent after only a year), but they tried to sneak in new terms to the new lease such as being responsible for lawn pest control and replacement of lawn for any damage, even though lawn care was included in my rent (the new company they hired killed much of the grass w/weed killer, which I reported). When I moved out, the house was spotless- yet they charged me a $200 cleaning fee. They also charged me $100 for a supposedly broken lock on the bathroom door, even though I never even locked the door since I lived alone. I've rented multiple places in Tampa without a bad experience, until Home Encounter.

I cannot recommend this company to anyone. They are fraudulent in every way. They do home inspections every three months they have someone come out and take photos of the house and the yard to make sure that it is being taken care of we had no issued at all no complaints or anything house always clean as well as the yard. when we moved into the house Jason said that the house is being rented as is and that they would handle all major maintenance but anything less then 250 we had to do which was fine with us. The problem is when my husband received a job offer in another state and we needed to move we did not in anyway damage this house the only think i can say my daughter did was leave some stickers on a door that were for the baby's room they sent me a bill for $3490 i was like for what we did not damage anything in that house wanted to charge me to paid the exhaust over the stove now mind you it was not freshly painted when we moved in so i tried to call jason and left him several messages no return call and there is not always someone in the office on columbus drive so you just cant go there. I called my sister in law very upset and she said her sons ex girlfriend used to work for them and boy did she clue me in on some stuff she said that they do this to most of the people so here i am with this on my credit report and i have no idea on how to dispute it never had to deal with this before. We couldn't be happier with our Home Encounter agent Joann Lessaris! She is responsive, professional, and aims to please. We needed a long-term rental while our home is being built. Joann has an in-depth understanding of her property area and is clearly very familiar with the pros and cons of all the communities, school districts, etc. If you need a great agent ask for Joann Lessaris by name!

This property management company is HORRIBLE. The maintenance and management of my complex is so poor, and has been for so long, that I stopped complaining to them. Now I write reviews for future consumers to be aware. STAY AWAY FROM HOME ENCOUNTER.

Never rent an apartment from this "management" company. The property manager ILLEGALLY and UNETHICALLY unplugged the outdoor AC unit for my apartment in the hottest summer month of the year, in attempt to force my boyfriend and I out of the unit. I have never encountered such mistreatment as I have with this establishment. This is one of the many things I experienced while under the "management" of Home Encounters.

This is the worst company I have ever had the displeasure of working with. Everything they did was wrong. As an out of town home owner, someone from their company lived in my home before they rented it out, as they left their t.v., lights, and other personal items. They also took some things from my home. This was a very unpleasant experience. Don't use their services...you will be sorry! I fired them.

Can I assign a 0 star rating to this company? Our rental home changed companies during our lease. So although we didn't rent from Home Encounter, we are still stuck with them. Jason and Thomas in the Tampa office --- I'm not sure they are real people. We put in work orders in December for a broken dryer - 5 MONTHS LATER, still not a peep (we just went out and bought our own). Now, May 2015, the A/C breaks in 98 degree weather....and we're on day 2 with no air, no call-back, no update, and I've already called and emailed 5 times. Landlords, this company might be cheap, but the hassle will have you scaring away tenants and increasing turnover. STAY AWAY Renters!!!!! You've been warned!

There are SEVERAL issues with this company (as you can tell from all the negative reviews). My main issue is how they handle their move in/move out inspections. The realtor will tell you that the house is inspected and documented thoroughly through pictures and notes....WRONG. If you have no other option but to rent through Home Encounter (please explore every other possible option first), make sure you document the move in inspection like a detective going over a murder scene. Photograph every single issue, check all lights and power outlets (yes, power outlets), and note the cleanliness of the property (Home Encounter does not hire cleaning personnel to clean/sanitize the premises before a new tenant moves in; the tenant moving out is solely responsible for getting the premises in "move in ready" condition).



My story: A short time after moving out, I received my security deposit back with several charges negated from the principle. I inquired about the charges and asked Home Encounter to specify (the charges were bundled together, very vague, and misleading). It took 11 days before I got a response from anyone. They wrote me a check for one of the items that they had obviously made a mistake on, but remained firm on charging me for the other items that I know I was not responsible for breaking. I simply asked Home Encounter to provide me with date stamped documentation proving that the items I was charged for were in working condition before we moved in; they were unable to do so. I was sent the before and after pictures taken before my move in and after my move out. There were some rooms that they neglected to take pictures of entirely! I told Home Encounter that I would not pay for items that were not documented as working before I moved in and they still remained firm on their stance. They had obviously overlooked these items in the move out inspection of the tenant before me. I tried to explain to them that just because something wasn't documented (at all) as working, doesn't mean it actually was. We went back and forth for nearly a month debating the charges. I eventually received a third check to cover the other items.



This company will battle you on charges until the end, hoping that you will eventually give in. They have no sense of customer service and treat you as if your lease is a contract with the devil. I will say that the realtors are very nice, but the company they work for is a complete joke. PLEASE explore other options before doing business with this company. I am only trying to help you avoid what I (as well as many others) had to go through. If this review is not enough to convince you otherwise, you'll have no problem finding MANY others similar to mine.

Lack of Service

We have had mutiple service issues poorly responded to. Inoperable microwave replaced with used one, screens poorly repaired and hanging open, leaking kitchen faucet removed and replaced with generic model (supposedly temporary) but never changed out. Refrigerator leaking, no ice requests for repair not responded to. Can't reach anyone by phone. Takes days to assign request to vendor. Big mistake to rent from this company. They have 33 complaints on BBB and they are not accredited.

False advertising... I am doing some preliminary legwork for a family member who is looking to move back and rent in the Bradenton, FL area. Decided to stop by a house Home Encounter is advertising online (with photos) for $2600. a month. This place looked like an abandoned foreclosure. Lawn was nothing but weeds, landscaping overgrown, fence in disrepair, pool water was green with slime and the spa was empty. How a property manager could show anyone that property in the condition it's currently in, is beyond me.

I sent an offer for the 5910 N...

I sent an offer for the 5910 N Highland Home, (it was suppose to expire on August 9 at 8pm) at 8:19pm we received an email saying that they accepted our offer but with no document signed back, just an email. We finally received the contract back on 8/13 and started our home inspection process. Our home inspector, me and buyers agent went to the property on Aug 17 at 10:59 (note that my buyers agent informed the listing agent that we were going.) When we arrived we noticed that the power wasnt on, so we rescheduled for Monday after telling Keyanna to please turn it on. Monday passes - power still not on - They rescheduled for Wednesday - Wednesday passes, power still not on. This went on three additional times until Keyanna decided to actually turn it on. Now our appraisal is coming in and Keyanna refuses to go to the property, she told the appraisal that she was no longer doing anything else for the property and hung up on him. I have tried to contact every number that Home Encounter has on their website and no one decides to answer. Now we have to have an extension on the contract and I have to move out, I have no where to go just because Keyanna doesn't want to do her job correctly.
