Worst possible appraisal experience ever. I was refinancing my mortgage and lender ordered appraisal through an appraisal management company, who then hired this company to do the appraisal. A guy called to schedule an appointment. He was arrogant, and was dead set on a time and was unwilling to make any accommodations. It took over a week before the appraisal report was sent to the lender, and the appraisal report was full of errors and problems, among which, it selected comparable sales over 12 months old, three out of four comparables are right on a busy street, bogus numbers for lot value, did not take pictures required by lender, etc. Of course, the lender came back and asked for explanations about four weeks into the process, and it took the company another month to address these questions and send back to lender. Out of the lender's scorecard on the appraisal, a whopping 25% of the items were failures. Two months since the loan application was initiated, it is still in limbo due to the incompetency of this appraisal company. I hope the lender will fire this company and you should, too.
