Don't do it! Especially if you have kids or pets! They make you poison inside the house! Use a different company! We lived in a brand new house for a year and it was the worst experience of our lives! They will charge you for sooo many things so that they can keep all or most of your deposit. I cleaned the house to spotless. It looked even better than when we moved in. They still went in with a magnifying glass and found a crumb in the oven drawer, a spot in one cabinet, a crumb in a kitchen drawer. They even charged me for a wasp nest that must have been built within the few days after we turned in our keys. They charged us for trimming bushes that did not need trimming. The neighborhood had a lot of construction so everything got dusty really fast. They charged for hosing down the front door even though I had done it a week before. If you have a pet they will make you have a pesticide company come in and treat all the floors for fleas and ticks even if your pet does not have any issues. I refuse to live in a house that has been poisoned inside. You will also be required to have the carpets professionally cleaned (you cannot do it yourself!) Must show receipts to get a portion of your deposit back.



Oh! I forgot to mention that I spent over $100 on flowers, mulch and top soil when I first moved in and even told them about it and they still did not take that into consideration. :(

Very dishonest people. We had a rental with them and when it came time to move out they find every little thing wrong and charge you for it. For example we spent all day cleaning and it was more clean then when we moved in. Couple weeks later we get a bill for their cleaning. We also mowed the grass and then they came in and charged us for lawn service.



They never would return calls

They never repaired work orders in a timely manner or at all

We were also not give the lake key that was stated in our contact. They didn't not seem to care.



I would NOT trust this company to rent from or use them for your property

I have worked with Resource One for the past 4 years. In this entire time they have been wonderful, professional, and easy to get along with. I really appreciate their open communication and the high degree of professionalism. I can sleep very well at night knowing that Maryann, Amber, and the rest of the staff are taking care of my property. I will happily contiue to do business with them.

Let me discuss my experience using Resource One Real Estate Management during my stay at one of their properties. When I was looking for a place I had just filed for bankruptcy so I could not be too picky, but the property I found in Spring Branch was clean, fairly new, only had four units and was priced really low. They worked with me regarding my bankruptcy and I was accepted and moved in. When offered I opted to have my rent auto deducted from my checking account every month to save the hassle of writing a check. I ended up staying for three years. I would have stayed longer but I moved in to care for an ailing parent with cancer. In my entire time there I had one complaint when I called to have plumbing issue repaired and got stuck with the majority of the bill. I learned in the future if I caused the damage not to call them but to take of it myself. Upon moving out they allowed me to observe the walk through and when they spotted something wrong gave me a chance to correct it before taking note, even to the point of getting down on their hands and knees and wiping out the oven with me. i got my entire deposit back when I moved out. every penny. Otherwise, they were nothing but courteous and accommodating for me and my family. It was a pleasure to live there.

Totally agree with the other r...

Totally agree with the other reviewer. We paid $1175 for a deposit and got back $162. We spent a day and a half cleaning the place (my husband is a former marine and knows how to clean!) They charged us over $400 for cleaning. They also switched the utilities back on and charged us for 2 weeks utilities. It doesn't cost $400 for cleaning, and it certainly doesn't take 2 weeks. There was an electrical fault in the house that constantly blew the lightbulbs, they lasted about 2 weeks on average. I told them about it and they charged us for 17 replacement lightbulbs. $45 dollars to remove a washing line and a pallet we didn't even leave! $156 for a broken window pane, it was broken from the outside and we didn't break it. Also got charged for removal of a birds nest, there were baby birds in it when we left. Wouldn't surprise me if Mary-Ann, the owner of Resource One, ate them alive.

If you want any kind of deposit back, avoid Resource One like the plague. I'm taking them to court because I know they are operating outside the law for all these charges. Horrible horrible people, and the owner is the worst of them.

Was forced to give them one star in order to submit review, they don't deserve any.
