I would never use him again.

Conscientious professional, well trained; thorough home inspector. Knowing I would be needing a home inspection soon for an older home just put under contract, I had saved an ad that came across my desk regarding home inspections. I had recognized Dennis' name, & decided to give him a call. I preferred someone by word-of-mouth as a personal reference, & after speaking with him over the phone, the content of our conversation was enough to convince me that Dennis was the right one to assist me. I already knew Dennis was an upstanding man of good character from meeting him through mutual charitable events, therefore, I felt I could trust him. Dennis was timely, thorough & very professional. Once he completed his inspection, he walked me around the home, pointing out concerns (major & minor), explaining why there was a concern. We then sat down & went through all of his notes, & he reviewed things in detail. In addition, I was very pleased to be able to bring home with me all of his notes in a neatly organized notebook to have for future reference. Less than 24 hours later, I received by email a very concise & well-prepared summary, including pictures. This was very helpful for the realtor & I to analyze the findings & make informed decisions about what our next step would be with a repair list proposal. I would highly recommend Dennis, & in fact have already handed out a few of his business cards! Thanks for easing my mind Dennis.

Dennis Ducate inspected a house in Prosperity for us. His report was detailed and precise; in addition, it included both relevant pictures and sound recommendations for repairs. He also graciously spent 20 minutes or so on the phone with us going over the report in detail.

The difference that I found when I talked to Dennis was that he made me feel comfortable and right away I could tell by talking to him he was knowledgeable. He was very thorough and provides a detailed written report, complete with photographs and recommendations. Dennis was the consummate professional - spending a lot of time and looking for any and all problems. He wrote a lengthy and informative report that was accepted by me and the seller. He found some issues but explained they were not things a seller would fix and he re-examined the property after the other issues were resolved to make sure they were done properly.
