Interesting to check the reviews on Xenon, which come in two kinds: the ones that seem fake, all of them positive, and the ones that seem real, all of them negative. Very telling. Here, one more to add to the latter group of truth. Not only did I live in one of their buildings for some time, but I happened to become acquainted with the owner, his office staff, and several of the office managers, though those were hard to keep up with since the poor bastards were so miserly compensated that they came and went like farts in the air.

The owner is Richard Mehta, a fella who used his student loans to start his career as a slumlord, and who may well earn the right to be featured in an upcoming episode of American Greed. Richard is not keen to separate business from pleasure, and will hire female employees aptly qualified by the sole fact that he happens to be banging them, or install an artistic dancer in one of the units and visit her periodically in one of his many luxury cars for some much needed R&R. He keeps buying properties all over town and putting them under different company names such as Westside Habitats and Southview Investments to disguise Xenon's abysmal reputation as a landlord, earned through years of unethical business practices: substandard buildings minimally upgraded and poorly maintained, yearly rent increases over what is legally permitted, and keeping tenants' security deposits as a matter of policy regardless of the condition in which units were left.

When I moved into my apartment, the walls were unpainted, and the floors dirty and covered with cigarette butts. I later discovered that that wasn't unusual in buildings owned by Xenon. The interior of the fridge was disgusting, and the stove was ancient and barely worked, but they were never replaced during my time there. The shower ceiling was cracked with mold, and only a subsequent County inspection spurred management into painting it. As time went by, quiet tenants moved out, and were replaced by rude, noisy, and disrespectful individuals. I can't describe how glad I was when I managed to move out. This company owns several buildings near UCLA, and their pitch is mainly directed to students who are willing to share close quarters with others in convenient locations to be able to afford the high prices. If you're looking for a place and come across a building owned by them don't listen to their lies unless you're a punk, a drunk or a druggie with deep pockets who feels at home in dirty crummy environments and enjoys the freedom of puking and talking a leak outside the door during a weekend bash. Otherwise, DO NOT RENT FROM XENON.

I rented from Xenon investment corp for four years 2012 - 2016. Our place was on Veteran Ave. When ever I needed something it was taken care of promptly. After reading some of the reviews I was fearful I would not have my damage deposit returned, but in fact our full refund was given. It appears that if you leave your place in good condition the company does return your deposit. Because it is a rent control property it was the best deal in town.your rent can only be increased by 3% every year. Overall I would highly recommend this company to rent from.

DO NOT RENT FROM THIS COMPANY.
They scam you. They take your security deposit and throw bullshit charges at you. Also by the way, all the positive reviews on here are fake and posted by employees at the company and they weren't even clever enough to use different names. Look elsewhere.

I have heard from previous tenants... That no matter how clean they leave their apts, they never get their security deposits back!!! One even had new carpet installed to leave her place perfect!!!! Seriously can this be the truth??? If so, it s not good business, and it leaves little incentive to leave the apartment in good condition. I was a landlord for many many years. I loved giving back the deposit, because it meant less work for me! Please tell me this isn't the way you do business, at Zenon.

Renting from xenon investments corp has been so easy and stress free. The manager is nice, my neighbors are sweet and caring and I really like how the building has always been maintained in a clean and fresh atmosphere.

Xenon investment corp has really taken good care of me since day one. I have lived at my apartment for over a year now and they are always quick to answer any questions or needs I have. I can definitely say I am a happy tenant.
