Overall

In the first days after we moved into the house that we purchased post BPG inspection with few troubles found, many problems were apparent. So many, that I hired a licensed contractor to do a quick inspection for me. The following is his report:

After a quick walk through inspection per your request we found the following items to be faulty and appear to be easily spotted.



1) All three first floor vanity sinks were leaking at or near the trap and caused damage to the cabinet floor.

2) At the water heater we found both dielectric unions were leaking and had a large amount of corrosion on them and had to be replaced. Also the water stop valve was corroded and leaking and had to be replaced.

3) Basement gas fireplace has no gas line disconnected from the gas service, also the gas line that is connected all the joints are soldered using 50/50 solder is is not up to code. Should be soldered with silver solder or braised. Also flue cap is faulty and leaking. The only way to replace gas line is to open laundry room wall and ceiling.

4) First floor hall bath shower valve has no screws in the trim ring, and the valve cartridge is faulty needs to be replaced.

5) First floor hall bath floor tile is installed using sheet goods glue not mortar, also has no underlayment. All needs to be removed and replaced.

6) Hall bath tub surround tile has soft areas behind the tile also grout is cracking and all needs to be removed and replaced with new backer board and tile. Also window is not suitable for installation inside a shower area and should be replaced.

7) Foyer tile is installed incorrectly with no backer board should all be removed and replaced with new backer board and tile.

8) Basement shower tile is installed incorrectly, missing trim and has grout joints in excess of product size limits. Suggest removing all wall tile and replacing.

9) Most windows in the home have leaks and or improper operating ability. Some places are so out of alignment that you can see sunlight coming through. There is one window where the jamb has a huge hole in it. Windows in atrium are improperly caulked and some caulking is pulling away causing leakage to occur. Suggest all windows be replaced.

10) Several exterior doors are misaligned and need to be adjusted. You can see light through the seal in several places.

11) Several light fixtures are not installed correctly and the one over the pool table is being held up by the cord and not the chain.

All though all items we listed are interior only we did not do an exterior inspection. These items were from a quick 15 minute walk through and found to be very obvious.

This is our sixth home purchase, and we have never faced this type of financial burden before.
