I had a problem with my A/C in the middle of the night and the maintenance team was very responsive coming out and getting it all fixed right then! Thank you

Made maintenance request for toilet not working at 11 am. Called back two hours later. Nothing had been done. Went on errands and came back at 5 pm to find still not working. When called to complain and speak with a manager, manager did not come to the phone and associate tried to talk over me, telling me that there was a miscommunication. VERY POORLY RUN MANAGEMENT. They make little situations that should be resolved instantly, very stressful. DO NOT LIVE HERE.

We have been living at Valley Oaks Apartments for 10 months and our experience has been mediocre at best. There were a number of problems with fixtures in the apartment; several outlets did not work, the bathroom sink leaked, and the bathtub faucet dripped. Though our biggest problem with this apartment was the insect problem. From the date we moved in we have had a problem with roaches. Management has come out to spray for roaches 6-7 times in the 10 months that we have lived at this apartment. We have also found giant moths, millipedes, beetles and other insects near the patio door and windows. We were never able to figure out how these creatures were able to get into the apartment and management was never any help.



The parking lot is poorly lit, sidewalks are cracked or missing in areas, and due to the volume of cars it was impossible to park near our door so we always had to walk quite a ways. For this reason we dreaded coming home at night as there are always intoxicated people wandering around the parking lot trying to bum cigarettes or rides to WalMart.



Overall we would not recommend this complex as it is not worth the $524 that we paid per month. The fixtures are unreliable and outdated, the complex is extremely noisy at all hours, insects are a HUGE problem, and the management is indifferent at best.

Our air conditioner went out twice in the last week. Both times, they came and have done everything possible to get it fixed. This time, the motor went out and they said it would be another day until it comes in. They got a motor from another unit and are working diligently to get it fixed. This is my 3rd apartment here and we love it here. Great place to call home! Thank you, Valley Oaks team!

This is the most cheepest run down apartment complex i have ever lived in. First they had me in a 1 bedroom cottage they called it. What it was was a half a--ed remodel storage facility they had on site. When it rained it soaked my closet and all my nice shoes. And they never got it fixed. I moved into another unit at my expence because they would not let me out of that lease on the cottage. That unit had a bad ac unit and was never fixed until I threatened them with my lawyers phone call. They fixed it and when I moved out because of the attitude I always got when paying my rent. They put a bunch of charges on my apartment that were not valid. I cleaned the apartment to the starndards I moved into it as. Now they show up on my credit report because I did not pay them the 895.00 they wanted for me moving out. My lease was up and I did not want to go through the stuff I had been through before. and they screwed me. They do not deserve the star rating I gave them but had to put 1 star so I could post. they deserve 0 star rating
