Overall

FOR YOUR SAFETY DO NOT MOVE HERE! Let me tell you this place and the streets around it are a death trap.there was big time homicide here and I will bet any money they wont tell you if you are getting the apt that a mother and son were murdered in. Oh thats not the only thing that has happened here but thats the main one that stands out. Cops are in and out of here more then i see at a police station! I witness at least 1 accident every month. I have never seen so many accidents on the same block in my life. 1 car flew into the air and flipped over twice. Another had a lady trapped in her car with both legs broken. it took them hours to get her out. Now let me point out I said I witness at least 1 accident every month. That does not count the screech and booms I hear at least once a week. Always around this apt complex. Now you might think ok go the safer route and drive in from the side gate they have on sunridge hieghts...well i'm here to inform you if you are coming home after 7pm you can forget about it. That gate does not work and they never plan on fixing it. oh and dont get me started on trying to contact management to resolve any issues, Its a joke. The manager is never in. I mean NEVER! The other people who work in the office are a farce. They are just there for show. Because they can't handle any issue. They will always always refer you to the manager. Which means your issues will never be resolved. I'm not talking about big issues either. I'm talking about tiny issues that anyone in office should be able to handle but don't or won't. What that reason is? I have no idea. They are really good at signing a lease with you but thats about it. OH and the pool is always always high in chlorine. They actually got shut down by the health department for it. Did they bother to notify the tenants? NOPE they sure didnt. People were walking to the pool ready to swim only to find a note by the health department and chains and locks on the gate. They can put there monthly newsletter on your door but thats about it. Anything you will need to know for your health or safety will NOT be made known to you. I just laugh at what a joke this place is. There are more people moving out then moving in. But if you really care about your safety or health do your family and yourself a favor and refrain from moving here. Oh and i would like to mention because this place allows pets when it rains there is a very sour terrible smell in the air. It's like living in a sewer. I dont know what it is about this place but I have lived in areas that allowed pets and it never stank like that, never. there is just something very wrong with this place.

Moved in about 2 1/2 months ago. All I can say about management is they don't want to deal with their tenets. Around the time I moved in, TWO of my neighbors were moving out. They both had terrible things to say about management. I thought they were just disgruntled soon-to-be-former tenets who were moving on to a seemingly "better situation". However, I think I'm beginning to understand why they held such harsh criticism.



About two months ago, we had a double homicide at our complex. After finding out about the incident, I went to the office and spoke to two reps inside. One a young girl, the other an african american male. They BOTH said that I should not be worried or concerned for my family, because they have worked in worse places, like Compton, CA, and I shouldn't "over-react". That might be easy for them to say, but they completely rejected any safety concerns I had about the apartment complex and my family. Also keep in mind, nobody knew what had happened, at the time. Oh, by the way... WE ARE NOT IN COMPTON, CA! Or else my rent would be significantly cheaper...



Remember the two neighbors from above? They both found out where I was parking, and that it was a bit of a hike to get from my unit to my car. They both suggested I contact the office once they leave, and have them change parking assignments. The second family even mentioned they had our parking until they requested a closer one. This family also had a special-needs, mentally-underdeveloped child that required several hospital visits per week. They said it took a while, but they were approved for the parking assignment change. They recommended we ask management for a change of assigned parking once they left, especially since the spot they were in was originally assigned to our unit.



Today I went into the office to make the request. I spoke with the black guy who was they only front office person available. He said he couldn't do the change because it would violate the Fair Housing Act and, if the company were sued, he would lose his job.... what?! This guy either doesn't know what the Fair Housing Act is, or he tried to pull a fast one to get out of making the change of assigned parking. His demeanor and cantankerous attitude leads be to believe the latter.



I now understand why my former neighbors held less-than favorable views regarding this management team. Below is a list of things to watch out for, if you choose to ignore this and others' reviews of the property.



1. Do not get a floor unit - after you move in, within a month, your unit will be infested with cockroaches. Management has a contract with an exterminator, but they are terrible. You will have to hire your own if you live downstairs.



2. Do not be fooled by the model units - After we moved in, none of the "nice" amenities were there. No new stove, no new carpet, no new washer/dryer, no ceiling fans, no paint job, the blinds were terrible (and still have not been fixed, after numerous requests). And don't expect them to reveal this "small" discrepancies, either.



3. Previous reviews were correct; outside looks nice, but the inside is reminiscent of a "projects" unit. Poor quality, overall. Small sinks and small water heaters make daily activities, like washing dishes, taking showers and doing laundry, irritating.



4. My wife and I have been inundated with telemarketers ever since we moved in - I believe a previous reviewer had it right, management takes and sells your information to outside companies for profit. Your rent just isn't enough, anymore.



Actually, the units are not THAT bad. Its just that poor management always ends up bringing out and exaggerating issues current tenets might have with the units they occupy. Good management always results in tenets overlooking and forgiving the same problems. You now how it goes. Anyway, avoid if you can and rent a house instead...

Don't move into The Summit

I lived at The Summit for almost 2 years. My water heater burst within the first month. They replaced it and then a few months later it started leaking again. It leaked water so badly that it peeled all the paint off. They never repainted or anything. I guess they weren't too concerned about mold. The technician told me it's because the water heaters they use are crap!



Then my air conditioner started to leak water all over the bathroom floor. I had to repeatedly call to have them come out. They always claimed it was just clogged. A couple of months before I moved out I had electric bills twice as high as usual. Turns out the contactor wire was burned out. I had to pay about $600 for electric bills for 2 months. I usually had around $100 a month electric bills. I tried to get The Summit to cover some of the costs because it was their faulty equipment but they wouldn't even consider it. I called all the way to Picerne's VP (who in addition to all the other Picerne management I called, never returned my calls).



The Summit uses second rate equipment and then run it to the ground!! They only care about the bottom line. Not their tenants.



I'll never rent another Picerne Property again!!!!!
