After our mom passed away we listed her home with Doug, the Broker at Proudfit Realty. We learned it was a poor choice for the following reasons:
1. Doug assured us we’d get weekly activity updates as we are out-of-state, but we received none in 3 months. I called once a month to ask for updates and was told there was no activity (although it was previewed and shown by agents).
2. We received and accepted an offer (after being told there was no activity) and Doug didn’t read the preliminary title report which showed our mom was still the owner. A deed, putting the property in our names, had been recorded 6 months prior and I had to work with the title company myself to get it cleared up. In essence, Doug had a listing with two people who didn’t own the property (according to the title report he received), but he hadn’t read the report.
3. The appraisal came in $3,000 less than the purchase price and two weeks later Doug misrepresented to us that the lender had ordered a new appraisal, that it had been performed and Doug was waiting for the written report to be completed. The following week he said the lender was continuing with the original appraisal—having forgotten he said it had been ordered and performed and we were all waiting for new results which didn’t exist.
4. Our contract, written by the buyer’s agent, signed by the buyer and agreed to by us, stated we would pay ‘zero’ for repairs to the property. Doug then asked us to give permission for his company to make small repairs ‘requested’ by the buyer during escrow. We reminded him our contract said we didn’t agree to that but, one month later at close of escrow and without our permission, he submitted a bill for repairs to the title company to be deducted from our proceeds. I called his office but they never returned my calls. The title company said they would pay the bill because they closed (per our contract) without deducting them from us.
We wouldn’t want a friend or family member to go through what we did with Proudfit Realty and can’t recommend their services to anyone.
We regret any client who receives less than complete satisfaction. Misunderstandings often occur when tax records have not been updated upon the death of an owner, as was the case here. Further, contracts are often mis-interpreted inspite of repeated explanations, as was the case here. We commonly encounter sellers or buyers who feel they are experts inspite of their limited experience, or those who receive poor advice from a personal friend. Finally, at times, the agent (that's us) end up personally paying for repairs, reports, or other necessary items in order to make the sale work. In return, you receive bogus angry comments, like this poor review. In the end, no good deed goes unpunished. It's the law.
