Canyon Springs Apartments

We did not know anyone in Fresno when we moved to the Canyon Springs Apartments, and moving to a new place is lonely and scary at first. It did not take long; however, for us to feel at home here.

There are so many things that I love about living at Canyon Spring Apartments. I love the spacious apartments. I love the little container garden I'm growing on our patio. I love the fitness center, and the fact that I can use it whenever I like, although I don't use it as often as I should. I love that every unit comes with it's own washer and dryer. I love our modern kitchen with it's dishwasher, garbage disposal and built-in microwave. I love the landscaping. I love that I get to enjoy all these beautiful flowers, roses, jasmine, gardenias, that I've never been able to keep alive on my own. I love how efficient the staff is here. I love that when something breaks, even if it's a tiny, trivial little thing, the maintenance workers come right over and fix it in no time at all - and sometimes even find and correct preventative maintenance issues that I never even noticed, like the air filter could probably be changed. It looked fine to me - but I did notice I could go longer without dusting after they changed it, and my husband miraculously stopped snoring the week that they did. Bless their hearts. I love that, if you pay your rent on, or before, the 1st of the month, you are considered an "early bird" and you become eligible for a monthly raffle. You can win prizes for paying your rent on the day that it is due. Amazing. I love all the parking. There is lots of visitor parking and we have never had any trouble finding a place to park. My two year old son loves playing on the playground and riding his tricycle around the grounds, and I love seeing all the kids playing ball on the HUGE lawn.

But, the thing I love most about living here, is not the things, it's the people who live here. The first day we moved in, our neighbors saw that we were struggling with some of our heavier furniture, and they helped us carry our surprisingly heavy sleeper sofa into the apartment. The staff is friendly, warm, smart, efficient, and funny. We have made friends here. My son had his first Easter egg hunt here. There are other kids his age that he can play with. I love that.

I love our home and I feel very lucky to live here.

As a current resident here, I'd like to address the handful of people posting here about, "the shortcomings of management and maintenance". However, just because I've had a good relationship with management during my stay here at Canyon Springs, (2 years now as of December 2017), doesn't mean that I have not become bereft toward the actual owners and proprietors of this complex. To begin the management team has always been on task even to the point of sending maintenance to perform simple tasks such as actually replacing burnt-out light bulbs, smoke detector batteries, and air filters; many other managers just hand these items to install ourselves putting the cost on the tenant (I personally experienced this issue at more than one rental) *ahem*cough*any place owned by JD Homes!

That being said, the same ones complaining are digging the grave when their complaint includes the phrase "try being late on rent!" How about "try" paying rent when it's due as per your lease? Problem solved. As for the rule regarding unsupervised children under 14 years, yes there is a vast grass play area complete with space for volleyball etc., a basketball court, and at least 2 play areas complete with slides and things to climb on for the little ones. However, did I mention there is a swimming pool? It wont take long for an unsupervised child to find their last breath in a pool. Beyond the safety hazards, there are children running amok, disrespecting others and causing mayhem (including the 14 year olds) so it's a wonder that management hasn't required that all minors be supervised when in common areas.

Winn Residential, are systematically increasing the cost of living each year. The latest is using RUBS to charge for waste disposal, and water. It is an arbitrary system that is unfair for those who use very little water, only to end up paying for the people who take 45min showers. Please research the RUBS system for multi family units before considering leasing or renting here.

This apartment complex has very strict rules that make it hard for kids to go outside and enjoy themselves, the complex has a rule that's states any child under 14 can not be outside without supervision by some one over 14, that means if your child is right outside your front door you have to be outside supervising them WOW what if your busy or extremely tired and feel your child is in ear range but cant go and play because you will get a three day notice.

If you have a teenager your even worse off they call this place the no fun complex. Did I mention the complex excepts low income, that's OK for some people that really need it but why keep letting all the recent riff raft in "SCARY" some of my neighbors are. Ask the property manager about the car break In's, stolen rims, and vandalism, or how about the fact they keep the front of the complex up nice and neglect the back, here's why they keep ALL the low income in the back.

This complex is full of deceiving advertisements, and a very unprofessional management team. God forbid your ever late on your rent, or have a mishap and have a returned check, you will have to inconveniently get a money order EVERY time to pay your rent "NO EXCEPTIONS" as they say plus a 3 day notice which they love to give out. They are strict about there rent policy. Hey did i mention if you have a problem in your apartment it takes there unqualified maintenance department days to respond for some of the most minor problems. Well potential neighbors if you don't believe me take a walk through the complex and ask random residents about the complex, and you will find many different answers and stories about Canyon Springs. I will be moving soon my kids need to be kids and have a place they feel comfortable to go outside "of all things" and play. Good luck!!!!!!!!!!

The staff here are friendly and helpful! They really care about the property and the residents, and it shows! My kids and I love it because it holds a real family atmosphere! The apartments are spacious and the grounds are beautiful! The ammenities are great too! There are several "family" activities throughout the year, and there are monthly activities for the kids, including an after school program. This is a wonderful place to live!
