As an account representative at the Sacramento Bee, I was fortunate to be able to handle the advertising account for Horizon Properties for three years. During that time, my duties included scheduling and processing their ads. The superb methods by which Horizon Properties supplied me with ad information showed me that a great deal of effort went into organizing the information. Horizon Properties treated every property listing with equal and high importance and it was apparent that they valued each and every one of their property owners.

I want to thank you for your timely repairs of the A/C unit at this property and for being helpful and easily accessible. It made my life a lot easier having a competent and active property manager.

First impressions can really stick with something like a property management company. When we originally saw the place we were told that it was in the middle of being cleaned up for the next tenants. So naturally, we felt that the place would be in better condition than we had seen in our first appointment. We were told the fridge would be replaced, the carpets would be shampooed, that the vent in the bathroom would be cleaned, the batteries in the fire alarm replaced, the door seals would be replaced, and a bunch of other things we were told would happen from the person who showed it to us.

Moving day arrives! We unlock the front door and the fire alarm is still chirping, it smells like animal urine, there is still food remaining on the carpet as it was obviously not cleaned (which 300 was taken from our security deposit in order to clean when we moved out.... but we received no such service upon moving in...) , the refrigerator was still broken and had not been replaced (It was also filled with mold and smelled horrid and it was the week of Thanksgiving), The vent in the bathroom had built up layers of gunk that had not been cleaned off, the door seals were all torn up from animals, and there were light bulbs missing and burnt out throughout the place.

This kind of sets the tone for the rest of the relationship... I had to twist the arm of the maintenance person back then to even acknowledge the refrigerator was broken, it was the week of thanksgiving and I was being told 2-3 weeks for a replacement.... We have problems with our front door lock and we're told to use a screwdriver......... it took 3 emails to get someone to look at it and sure enough they came out and replaced it because it was in fact broken. We were not given front gate keys and were told to use the lock box key until we said screw it and made a copy of it ourselves.

So if you want to rent from the definition of a slum Lord, Horizon Properties is your perfect property management company.

I wanted to take this opportunity to thank your company and staff from Vicki an Tara to Robine in maintenance and all of the other staff that have been very professional and personable in handling our account. We have had other communications with other companies but were extremely disappointed due to their extremely impersonal manner. Again, thank you, as we continue to work with your staff while continuing to live in our Horizon Property.

Our association started a long time ago... I was very nervous back then being a first time landlord, but Horizon always made it easy for me. After all this time, I have decided to sell the property but I will miss working with Horizon as it has been a pleasure. I cannot say enough about Horizon Properties . I have had good long-term tenants. We have been through up and down markets. On a couple of occasions I had problem tenants, Horizon stepped in and handled everything quickly, cleanly and I was always thankful for that. The staff there always looked out for the owner. Move ins, move outs, cleaning, inspections, repairs were always handled extremely well. I always knew what was occurring. I will always give Horizon Properties and the staff my highest recommendation.

In eleven years, I've always been happy with your services and your work. Even though there is a long distance between us, everything has always been organized on time by you.

There are a lot of property management firms, but there are very few that have Horizon Properties' professionalism, dependability, and consultative grace. In a turbulent and uncertain real estate market, these characteristics are absolutely critical. Horizon Properties doesn't take its mission lightly. They are a cut above the rest and represent the standard of what property management should be.

For five years, my property has been under the management of Horizon Properties. I do not worry about the maintenance of my property. I know it is in good hands and that it is being cared for.

Run, RUN away from Horizon Properties if you are looking for a rental. These guys are so bad that I created an account just to warn others. I rented from them for 5 years and always paid rent a little early and never late. They seem ok while you are a tenant, but when you move out--Watch out! They kept all of our deposit and even added on more charges so that we had a negative balance and supposedly owe them money! They dinged us for every little thing, even if it is just for straight up wear and tear (they are not allowed to but do it anyway). They said my damages to the property were about $3K. You would assume that's because I trashed the place, right? NOPE! I cleaned the place and even had friends and family over to help clean it too. Now I'm going to have to take them to court for my deposit. There's more, but I don't want to write an essay on here. Don't believe me? Wait till you move out! I've never had a deposit straight out not be returned ever, except for this place! Seems to me they are trying to make money off the security deposits by scamming former tenants! Also read some of the "hidden & not recommended" yelp reviews too. You will find there are more stories like mine where your deposit doesn't get returned. Good luck if you rent from these guys, you're going to need it!

I think Horizon Properties did its best to please us and the owners alike. We were treated well by Horizon. The nice lady who did the annual inspections did so with both a warm and sympathetic heart.

The service Horizon Properties provides is excellent. We really do not have to worry about anything! It has been a good experience working with this company.

Horizon Properties has done an excellent job with my property. I've gone through a number of managers with other properties and Horizon is the most organized by far. Their turn-around with tenant placement is the best I've experienced.
