INCOMPETENT agency, extremely poor customer service.

I had a lease with Cityscape from 13 Sep 2011 to 31 May 2012. We had over 3 weeks between signing our lease and moving in. On move-in day the disaster that was our experience with Cityscape began. Cityscape was to fix multiple deficiencies with the home prior to move in, but had not accomplished one of them when we arrived. We couldn’t even get a key on move-in day, had to get the movers to return next day and only by the end of the day did we have keys to our new home. Getting the fridge replaced took over 2 months, getting paint fixed took over 3 months, one missed appointment I had taken time off work for and they forgot, and they “repaired” it with wrong color leaving discolored spots all over entire house which they refused to fix and remained so throughout our time there. The cooktop had broken and jagged glass, which took over 7 months to fix; they ordered the wrong cooktop (one they found cheaper on clearance), refusing to order the correct one and instead using a tile saw in our kitchen to make the cheap one they found fit. When I mentioned that I wasn’t really keen on operating a tile saw in the place we prepare food, I was told, “that's not your decision to make…you can take this one or nothing”. Our rental went into foreclosure during our lease, but Cityscape never mentioned anything about it, we had to find out from other real estate agents. Moving out was a huge relief, but they refused to return our deposit until the end of the next month because that is when they do things and the law only requires them to get refunds back within a month. When I protested on the phone, I was hung up on.

Cityscape ignores emails; they already have your money, they don’t want to be bothered by a customer. When they finally do answer email or the phone, they complain about how busy they are and how many properties they are managing – you, the customer, should feel sorry for them and allow them not to fulfill their contractual agreements. The mantra of the company is to put on a good front, but if you dare question them, they will attempt to intimidate you by talking down to you and telling you that you don’t know about such issues. If that doesn’t work to silence a customer, they threaten to have you evicted and destroy your credit. When I once mentioned that I wanted a real estate attorney look over our lease, given the impending foreclosure of the house, Cityscape owner mocked me repeatedly and threatened to have us thrown out of the house immediately. We took great care of the home, paid our rent in full and on time every month and got along great with our neighbors. Our only offense was insisting Cityscape performed functions as advertised; in the end, it was only headaches with no resolution. I would not use Cityscape for any future real estate matters and have advised all associates to stay well clear.

If all you need is someone to ...

If all you need is someone to collect rent, then do it yourself. If you need someone to handle maintenance requests, emergencies, stolen or damaged property, etc, then find a different Property Manager. This is my experience:

Lack of service and unresponsive to requests. Unable to contact or receive communication even after several attempts. Didn't bother to bill HOA for carpet damage due to sewage overflow which the association was responsible for. Didn't file a police report for stolen property. Didn't know tenant had left premises. Didn't know tenant stopped paying rent. Unresponsive to tenant and owner requests and communications. No account statements to owner for 6 months. Unable to account for rents, fees, bills, etc. Rent shorted with no explanation. No property inspections or regular maintenance. As a result of the lack of regular maintenance, appliances are breaking down.

I live out of town and am unable to take care of my tenant. Therefore, I rely heavily on my property manager to take care of issues with my rental and let me know about those issues. Unfortunately, I couldn't trust this company. Things just kept getting swept under the rug and left to get worse.

Cityscape Real Estate, LLC has manaed my property for the past year. The service is great, the accounting is the best and my statements come to me online. I get my money directly deposited to my checking account. I'm happy and the tenant is happy. Good job Cityscape!
