Mgmt Bob Capes Property

Terrible property management group. The Bob Capes Property Management team is incredibly unprofessional, and only after your money.



First of all, the secretary always smells like stale cigarette smoke and a lot of the office personnel loved to tell me details about their personal lives (such as their divorces, their children, etc…) that I had absolutely no interest in knowing.



The house I rented was dirty when I moved in, they tried to charge me for a utilities bill that had accrued before I even moved in, and I made complaints about a broken air conditioning and several other broken or unusable appliances and nothing was ever done to fix anything even though I emailed them, called them, and even went into the office and talked to them directly.



I broke the lease because they were not fulfilling the contract, and then they tried to continue charging me rent and late fees.

Arguably the worst property management group ever.



Ever.



My house was allowed to be destroyed by the rental tenants while I lived over 1,200 miles away.



It cost me thousands to repair the damage.



Do not do business with these people.

I rented a home from bob capes and stayed for 3 years. There were plenty of things wrong with the house, but me being stupid didn't make a list of it all. The privacy fence we horrible when I mentioned it to the neighbor they said don't bother calling the last tenet tried and got no where. So I didn't try. The kitchen sink started leaking (under) when my wife saw it she told me and I just went and fixed it myself. When we packed up to move out we saw that the leak damaged the hardwood flooring on the other side of the sink ( about a 4'×6' area). Now I got a bill from them for $300+ to fix the fence and $2400+ for unreported leak damage among other things totaling over $4,000 and it says I have 2 weeks to pay it. I have called 3 times and have been able to talk to no one.

We moved into SC at the beginning of the year. Bob Capes seemed to be an established property management company-and with most of our research having to be done from out of state- We trusted that with their detailed application, credit checks, application fees, etc- that the company must be on top of things.

WRONG.

They are on top of your money, but that is pretty much it.

I dare not take the time to list every single detail that bothers me...but let's say that promises are not kept, mold grows, 2.5 bathrooms means- you are lucky to have one fully working bathroom, most of the time-

Water bills run twice what the neighbors do- even when you spend extended time out of town- and no water is being used- you will possibly have a fire hazard of a stove- and when it finally dies- you will eat out or microwave meals for no less than 2 weeks.

You will have to figure out combination codes to get hot water from faucets. You will not get compensated for any of your worries, hardships, or over the top water bills- even when their plumber suggest extensive plumbing repairs.

And if you hold rent as ransom for getting half the house that you signed a lease on- you will be told that rent money has nothing to do with the condition of the home. What you will get is an eviction notice.
