Advantage Property Management

Advantage Property is the worst company I have ever had to work with. Although legal, they run a very unethical business. As undergraduate students at Clemson in our very first apartment, we feel extremely taken advantage of. We moved into a brand new apartment in Crawford Edge and immediately contacted management to tell them the dishwasher and cabinets were broken. It's four weeks into school and we have yet to have anyone come fix the problems, but they have bothered to fine us twice for having a paintbrush outside our door and leaving a cardboard box by the dumpster. We also were promised mailboxes, but we're just informed we will have to pay for a po box at the post office(out of our own pocket). I feel so violated even living in a place owned by this company. I wish I could move out immediately, but will absolutely not be resigning with them ever.

Overcharges when you move out. Unfriendly employees (especially to foreign students).

Only good experience I had with them was I got prompt services for minor repair on one occasion.

Moved in three weeks ago with a broken toilet, door lock, light switches, and cables just running from the outside. Still no one has come out to repair after we were told "immediately". What a joke. Too bad every company in the area is pretty much just as bad.

We had heard APM would screw us out of our security deposit, so when we went down the move out list we took pictures of everything we did and checked them off one by one. When we moved out we asked for a copy of our move in checklist, which they said they couldn't find until I mentioned I would sue if they charged us based on no move in form. They found it, but we still only got $1288 out of $1600 returned to us, with several things listed that we had checked off. When I wrote a letter to dispute the charges, a CD was sent to me with pictures detailing why the charges would stand...pictures of spackled holes, which we were told to do rather than repaint our entire apartment. We left this apartment in better condition than we got it (I had to clean bathrooms and the kitchen when we moved in), and were double charged for carpet and cleaning when they're supposed to clean units anyway. These people collude with all cleaning services in the area to up initial charges, then charge you for regular cleaning they are required to do in the first place. They take any opportunity to screw students out of their money.
