Overall

The folks at My Florida Home Appraisal did an excellent job on our appraisal for an atypical home in the Tampa Bay area. The appraiser presented his findings clearly and was always willing to discuss the details of it further and answer any questions we had. He was always very polite, professional, and enjoyable to work with. We have no doubt he was able to accurately appraise our property and would strongly recommend My Florida Home Appraisal.

Overall

The appraiser takes into account all driving factors that are relevant in the determination of the value of the property including but not limited to: house hold income, foreclosures short sales, location, recent sales, age of house, upgrades along with site improvements and depreciation. This is was included but not limited to his work. Top shelf this appraiser!!



If you require an accurate value of your home which is not not inflated or deflated, I highly recommend My Florida Home Appraisal.

Overall

Katia was exceptionally helpful when I needed to reschedule my initial appointment. She was very gracious. The appraiser was very aware and unobtrusive while he measured and checked over the house- inside and out. I was very pleased with the results. I would certainly Recommend him to anyone in need of an appraisal in the Tampa Bay area. They also have an office in Illinois and Nevada therefore I plan to use them when I sell my condo in Lincolnshire. Thank you for a job well done!

If you want to sabotage your project hire these folks. Two prospective lenders reported that they had never seen anything like this appraisal that focused primarily on anything negative and skewed the report so adversely. There wasn’t any peeling paint, crack or any lacking maintenance issue that they missed or failed to focus on. Then they stipulated that this was the norm. Therefore, each lender had his own appraisal done and neither was focused on every “flaw” and negative finding as was this company’s. Neither appraisal presented such a negative report. Thank goodness the lenders refused to accept this company’s appraisal, because their exaggerated and skewed report would have barred any chance for a loan..

Hi Stella, Our apologies that the valuation did not meet your agenda. Unfortunately we are not in the business of bending rules in order to satisfy clients as this after all is our livelihood. We report any and ALL necessary factors which impact the value of a property and "condition" is a fundamental element in our scope of work in addition to location, lot size, functional utility and gross living area. In this case, considering the home's disrepair and substantial deferred maintenance,reporting the condition thoroughly was integral to a proper analysis. It is our assumption that the lender's secondary appraisals were compiled in a manner where the foregoing property condition was circumvented in order to "make the loan work" which goes against USPAP (Uniform Standard Of Professional Appraisal Practice). These third party appraisers which you mention were hired by the lenders as opposed to you personally ordering an appraisal which automatically poses an opinion which may potentially be biased and not objective as the appraiser relies on repeat business from these clients/lenders. There’s a common belief that the appraiser’s role is to “make the deal happen.” And yet, this flies directly in the face of the professional standards and ethics appraisers are obligated to work under. So exactly what is the appraiser’s role? Please allow me to define a few other things. First, what is an appraisal? Simply put, it is an opinion of value. A professional appraisal involves extensive research into appropriate market areas; the assembly and analysis of information pertinent to a property; and the knowledge, experience and professional judgment of the appraiser. Needless to say, this is a much more detailed and difficult task for commercial and investment transactions than it is for residential. Regardless, an appraisal is an opinion based on factual events and transactions in the market. Second, what is an appraiser? An appraiser is someone who is expected to perform valuation services competently and in a manner that is independent, impartial and objective. As you might expect, the appraiser’s level of experience and knowledge in the market in which they work can have a significant impact on the competency and credibility of the appraisal results. Having said that, all Real Estate Appraisers at My Florida Home Appraisal conduct themselves in a manner which is objective, independent, impartial and unbiased in an effort to render credible results. I'm sorry we were unable to help you and that you feel such negatively about our firm.
