My experience with Klutts so far has been great. The 3 maintenance requests I have put in were answered in less than a day. Eve is great to deal with and has been a blessing. She made sure I am completely happy with the home, and I am.

I have been pleased with the service they have provided over the last 18 months or so. They have kept the rental occupied most of the time and have a great deal of expertise and knowledge about the business they're in.

So far,so good. I started renting a townhouse in Charlotte that is handled by Klutts a couple of months ago and so far it has been smooth sailing. The process to rent out the place was not too hard, and when I moved in the place was very clean( I think even cleaner than when I looked at it).

After reading all the bad reviews for Klutts I let many good rentals pass. Finally I called, and could not be happier. Daina was friendly, courteous, and professional, unlike many others who never returned calls. She let us into the house we called on, and had us approved in less time it took another company to begin processing the app. on a different property. I have nothing but good things to say..... if that changes I will update this review.

I have had many of the same issues as other people with any issue taking a month or longer to resolve. I urge all who have complaints to contact Action 9 in Charlotte. Klutts Property Management should be held responsible for the rude and inconsiderate way they treat people. There are not many options for low income individuals or families who can't afford to retain a lawyer to go up against Klutts, but Action 9 may be a way to warn a greater number of people. From the reviews it sounds like there may be some nefarious business practices as well and if this is true perhaps Action 9 can uncover it and save others the heartache.

If you want to experience the worst nightmare of your life, all you have to do is engage Klutts Property Management for any level of service. I simply cannot express how lousy and unprofessional this business is. From the overall attitude of the employees and management, to the countless lies and deceptions, you can count on shaking hands with the devil if you choose to do business with these people! I made probably the worst mistake of my life and hired Klutts to manage a few properties that I owned in Charlotte, NC. Right from the beginning I noticed a lack of follow through. It was not more than a week when I caught them in a blatant lie. I only wish I knew what was to come. It took an average of nearly two months to receive my rents. I then came to find out that the kind tenants I had occupying my properties were completely being neglected! I would consistently follow up with Klutts to see how things were going. Derek Dawson, assured me that he was right on top of things and all was well. Well, Derek Dawson is a liar. I came to find out that there were more than a dozen combined problems between my properties that had not and were not handled as Klutts was supposed to do. I had hired them to manage these properties, and they did everything but that! I spoke to the owner Jay Klutts. He was amazingly combative and had zero intention of taking any responsibility for his companies negligence. When I mentioned the word "lawsuit" his exact words were "bring it on" he has numerous lawyers on retainer and he's ready to litigate! Can you believe this is how he would talk to one of his customers? I was absolutely flabbergasted by his arrogance and attitude. I truly felt I was living the worst nightmare of my life! Between Jay Klutts and Derek Dawson, I think one is satan and the one is the anti-christ! they literally put me through a living hell. The worst part is that all of this happened as I was loosing my husband to cancer, and my mother passed away. All I can say is that these guys are heartless scam artists. All they see when they look at you, whether your a property owner or tenant is dollar signs! After speaking with my tenants I could not believe the experience they had to endure with Klutts. These were paying customers, going without basic life necessities for months on end! not to mention the children who had to endure their negligence! I plead with anyone who is planning on doing business with Klutts to PLEASE AND STRONGLY RECONSIDER! THESE GUYS WILL BECOME YOUR WORST NIGHTMARE!!!!!!!!!! I hope this helps anyone avoid the mess I went through!!!!!

KLUTTS PROPERTY MANAGEMENT SUCKS!!! BEWARE HOMEOWNERS & RENTERS!!! From Jay Klutts to Derek Dawson, this company is the Al Qaeda of the property management business. I firmly believe that this company is and has been running a scam for quite some time. Landlords don't receive their rent checks for 6-8 weeks! Klutts is the Bernie Madoff Ponzi Scheme of the rental business!!! It's not hard to spot a business on the edge of bankruptcy! They are using homeowners rents for operating cash flow to remain solvent. As for renting a home from them DON'T JUST WALK AWAY RUN AWAY!!! When there is something that needs to be addressed or fixed, KNOW THIS!!! IT'S NOT GOING TO HAPPEN!!! Derek Dawson is a pathological liar, we have caught him in so many lies it's not even funny. Derek Dawson has no conscience or soul! The guy could care less about the children that live in these unsanitary and broken environments! My family and I went for over 3 months of of sewage that was backing up through our entire home. 3 MONTH RESPONSE TIME!!! COMPLETELY UNACCEPTABLE!!! This was just one of 50 problems we had in dealing with these Klutz's! I have recently engaged a lawyer to call these guys to task, anyone interested in a class action suit against these people? Please respond!!! This company is destroying the lives of many great people, they need to be shut down before they continue to hurt anyone else! Look at the below link too very informative!!!

Does anyone return phone calls from this company. i mean seriously what kind of operation do you guys run?

7/26/2010.. It's been over a week since I called klutts property management to request someone to come out and repair my hot water heater. Still no help, or concern on their part.
