PMI Arrico Realty & Property Management

I hired Arrico to manage a property I have in Valrico. I approved a bathroom repair bid for $3,960 and Arrico hired the contractor to do the job. Then unbeknown to me, they hired a second contractor and paid them $1800 to finish the repairs. They withheld the $1800 from the payment due to the original contractor and the original contractor placed a lien on my property because they were not paid in full for the work performed. Keep in mind that I’m kept in the dark until the day I received the lien notice in my mailbox.
I reached to the original contractor and they were kind enough to forward me a correspondence between them and Arrico Realty & Property Management. The essence of the correspondence is that Arrico is trying to get a discount from the original contractor AFTER the contract was signed and the job performed with the argument that they had multiple bids for the job, all of which were with better terms?! No other bids were ever presented to me, if there were indeed other proposals – why weren’t they presented to me and why did Arrico chose to work with this contractor??
I’m curently working with a law firm to recover the unauthorized payment of $1800.
Other feedback: Very slow to respond (if at all), sloppy accounting - I was double charged on a couple of occasions and had to point them to their accounting errors (which they corrected). A month ago I gave them a notice that I no longer need their services – they responded that they’ll send me the cancellation procedures – this was more than 3 weeks ago, nothing yet – this will give you an idea what to expect from them.

Throughout the process of renting/selling my home, the only good experience was with Arrico Property Management. I would not hesitate to use them again or recommend them to friends and family. Paul and Penny are very professional and went out of their way to help my wife and I in a difficult situation. We attempted to rent ourselves, without a property manager, which turned out to be a huge mistake. The tenants stopped paying rent a couple months in and wouldn't leave the house. When they finally left, the real damage was found. Paul and Penny were integral in the repair process and their vast experience in the region has allowed them to bulid a trustworthy network of contractors, plumbers, cleaners... Their trusted "people" were usually cheaper than other estimates and always did a professional job. During the repair process, Arrico already had a new tenant ready to go, even before it was to be placed on the market. They couldn't have made it easier.



We were skeptical at first about hiring Arrico Property Managment because of some reviews we saw online. In addition, their BBB rating is a little misleading. Because of this, we looked at most of the other managers in the Tampa area. We actually hired a different prominent company who treated us like a number and not a person. Subsequently, we parted with that company and started looking again. After asking around to some local realtors and some property managers south of Tampa, Paul Arrington and Arrico Property Managment kept coming back up. We decided to talk to Paul who explained the reviews and BBB rating to us. If you look at the reviews, you can see that they are from Renter's who were not happy about a magament company upholding the contract that was signed by both parties. As a property owner, that's exactly the type of company that I want.



In closing, I would not hesitate to recommend Arrico Property Management for renters or rentees alike. They go above and beyond with the utmost professionalism.

I rented a house through Arrico and the worst service I have ever had!!!!! Very slow response time with service requests. They are very unprofessional and unorganized in everything they do. I would suggest to anyone they avoid this business for any rental or property management. They are not honest in doing business and you will lose money.
