Management One-1st Choice

I encourage anyone who has rented from this company and lost money on their deposit to file a complaint with the Nebraska State Attorney General, it is quick and easy.Rented a property from Larry starting in 2011 through 2014. Upon moving in he claimed the property had been cleaned by a staff of professional cleaners. But upon moving in we found NUMEROUS areas (i.e. kitchen cabinets, bathrooms, carpets) that were not cleaned. We called back the cleaners to re-clean the kitchen and some of the areas of carpet that had stains that COULD be removed. The cleaners did minimum to fix the problem and claimed that they were rushed in getting the home ready...we waited in a hotel for 4 weeks so the house could be fixed from the previous renters. Ten days into our move-in Larry came out to do an inspection (we are military and have rented homes throughout the US, let me just warn you, Larry doesn't do anything in the customary way of managing properties). We brought to his attention how dirty the house was even after they came out to re-clean. He dismissed our claims (even after physically showing him the dirty lights, cabinets and showers). He told us to leave it in the same condition we found it. ****He is more interested in damages and areas that need to be fixed and will completely dismiss any cleaning issues you have....until you move out. THEN he conveniently takes money from your deposit to cover anything he deems unacceptable. As I said, we are military and have NEVER not received our full deposit back, until now! He deducted items such as treating the lawn for "volunteer" growth, trimming the rose bushes (which we had trimmed to 3 feet high, HE WANTED THEM CUT TO THE GROUND, so he charged us for it), for not cleaning behind the range (which was not on the check out list). The real kicker he requires that you pay for his carpet cleaning company to clean your carpets upon moving out...what a joke!! When we moved in "they" had CLEARLY not cleaned the carpets. I had them come back out and talked to them about stains that should have been removed. The older gentleman would not touch most of the pet stains, did removed a couple of stains in the office (why weren't those stains removed when the "cleaned" it the first time?), but would not removed the coke stains on the stairs. He claimed that he didn't want to damage the carpet. What? He's supposed to be a professional who cleans carpets!!! In the end, I removed many stains with Spot Shot and my home carpet cleaning appliance. I'm sure he used the same lame company to clean the carpets after we moved out and we paid for. Larry had the nerve to say the we were getting a "deal" with this carpet cleaning company. Is this a sweet kickback deal or what? We have always had the option to have the carpets cleaned by a company of our choice and then show the receipt to the management company.When we moved in to this home, the lawn had not been taken care of, the garage was filthy, the interior had been abused and neglected. We reversed all of that and had the lawn green and lush,the house was spotless (including cleaning all of the exterior lights). All of the neighbors said that the house hadn't looked that good since the original owners. We were happy to keep our home in good repair. However, all those improvements did not matter when move-out time came. I cleaned all of the windows inside and out two weeks before our move, he charged us to redo those same windows...until we showed him pictures of me up on a ladder cleaning those windows!! He refunded that amount to us after numerous exchanges with him. He charged us to dust the fireplace mantel, clean one light switch, one ceiling fan, and a bathroom light - all of which I had already cleaned!! His response to me was it's a minimum charge, what's...

Don't do business here. Not military friendly!!!

I contacted Management one(1st choice) to run my property but upon talking to them their fees start increasing from the printed material the had hand me (example: Their gross monthly fee of 8% to 10% was now being quoted as 12% or 13%).######I would not list my property with them and I cannot warn anyone enough not to lease from them.
