Shanika Amirali I love this property, it feels like home. The exterior and the interior are very well kept. From the hardwood floors, stainless steel appliances, spacious rooms, especially the fireplace. Everything I want. Great customer service with property management as well

Shanika has been very good to us. She has been responsive & professional. She was a great liaison between the owner & us. However, I wish that our transaction would have been a bit smoother (not Shanika's fault) but at the end she came through for us & we will sign our lease tomorrow.

I would not recommend this property management company to any landlord. We are now in the middle of the second month of having a tenant and I have not received my rental income. This is not the beginning of their disorganization. In November I gave them the keys to my property. During the 30 days before a tenant moved in there was no walk-thru or inspection to verify the heating, a/c and appliances are working. Once a tenant moved in I began receiving emails and calls stating that the thermostat does not work and that it would cost $250 to replace it, and it was considered an "emergency " so they have the right to have it fixed at that price and bill me for it. I asked for an itemization of the components of the quote (labor/parts) and they were unable to produce one. Mind you, if a walk-thru had been performed I would've been able to purchase a $30-$40 thermostat and replace it myself. Back to the collection of the rental payment, which is one of the reasons you hire a management company. On December 14th, I had to personally reach out to Tonya O'dell and Deana Byrd to inquire about the lateness of my rental payment. Tonya claimed the lateness was due to the tenant not paying but she was aware that Deana already emailed me an invoice showing that he tenant paid for the month of December. I disclosed that I knew the tenant had paid and seemingly caught off guard Tonya told me she would have to raise and inquiry with their "accounting" department. A few hours later I get a call from Shanika stating that they've never actually received payment from the tenant for this month and that I as a landlord will not receive my first payment for my rental property until January 5th 2017, which is 3 months after the tenant has moved in. Atlantic Property management did not do their due diligence on my property, nor did they properly oversee the financial transactions regarding rental income. I would not recommend this property management company to any landlord.

This company should not be in the business of property management. Their response time to property maintenance is horrible. They insist on using their vendors so as the owner of home it was ok but sending the repair guy out took days. Even if you had paid for the repair to be done, it still took days. Their customer service also sucks. A very stressful experience trying to have the property managed by them. Don't do it. Those reviews you see with 5stars mislead me too and regret every minute.

I have not been happy with Atlantic Property in the past no service customer service. But my recent experience with trey has been great-he emails back the same day and is very helpful very unlike before when i could not get anyone to answer my calls. I hope Atlantic property has cleaned up it's act

I'm currently a tenant and this have been the worst experience ever. When I first moved, I went 2 weeks without A/C and refrigerator along with ALOT of other things. Now this is my second month and I've had mold and mildew on wall and carpet in 2 different rooms for almost a month now. Remind you I'm pregnant and have a toddler. They never respond to emails nor phone calls. I had to drive there twice to receive some type of response. The response is "we still haven't got in contact with owner of the property". I've heard this the entire two months I've been here. Lila and Tonya are very unprofessional. I'm highly considering legal actions. I wouldn't recommend this company to anyone.

DO NOT WASTE YOUR TIME! Unfortunately, their customer service stinks. As well as their communication. I have worked for a Fortune 500 Company for several years and have NEVER encountered such utterly poor customer service. This company deals with placing families into places they will call home and this company handles them with such utter carelessness. For days we attempted to contact them through phone and email messages to view a property. We NEVER received a return call from ANYONE!! ! I called nonstop and finally spoke to Bianca..... rude rude rude! Worst CS Rep ever! Their web page states "if it's listed on our site, it's available." IT'S A LIE! DO NOT BELIEVE THEM! So disappointing.

I truly enjoy doing business with with Atlantic Property Management. I love how attentive they are to customer as well as vendor needs. I have had the pleasure of working with some extraordinary individuals. (I believe they all are great) However, there are a few that are so amazing. One would be Lila, who is one of the APM's there. Whenever there is an issue and or question, it is resolved almost immediately. That is truly amazing customer service. The same goes for Zaynah and Megan as well. There are to many great people here to name all of them. Like I said above, they are all GREAT!!! If you have the pleasure of doing business with them, you are in for a wonderful treat...

I recently spoke with Lindsey regarding an issue I had. She was very quick to get back with me and had the issue resolved in a timely manner. I was extremely pleased with how polite and understanding she was, as unfortunately, its not something experience to often these days. I will definitely be contacting her with any further issues or questions I have, she was a pleasure to work with.

I highly recommend Atlantic Property Management. I went through the application process back in August and was able to move in quickly. The application process was easy and I received regular updates until my application was approved. I have had some major repair requests(plumbing, HVAC, hot water heater) and they were all fixed within just a few days. In most cases someone was out at the house the same day I placed the work order. The whole staff has been great, but Saresa Mills is who I can always count. I am happy with my experience and would recommend Atlantic to anyone.

This company is by far the worst Property Management company in Georgia. The staff is very unprofessional, the receptionist - Bianca (the company's PR rep) is great at telling you false information just to get you off the phone. When you call back you get an answering service. Don't bother leaving a message because they will never return your call. My phone calls went unanswered/unreturned for weeks. So much money lost and time wasted with this management company.

Echoing other owners' experiences, we signed a management agreement with MyHomeSpot, which was bought by White Fence, then APM (this all in the course of one year), and it's been downhill all the way.



MyHomeSpot (MHS) would adhered to clauses in the Management Agreement and had a fairly good communication channel. MHS would do an inspection upon the renewal term of the lease, or when a tenant moved out and then a new one moved in. However, APM decided to disregard this clause, and arbirarily renew the lease for my tenants. Not only that but also Despite my recurrent attempts to get a clear answer as to why APM bypassed this responsibility and my express approval of the lease upon an inspection, I have not received a response from the reps assigned to manage my property. I tried to escalate by bringing this issue first to the Director of Property Management, and then to their CIO with no response. So all that APM does is collect their money (50% upon renewal and 7% monthly of the total leasing fee). No checking on the property, no inspection as they are obligated by the Agreement, no response to the owner's concerns or complaints. I would not recommend this company at all (it's not MHS), and I'm waiting till next week before I put a formal complaint with the BBC as well as filling a claim with GA's Real Estate Commission and with the Consumer Protection Division of the Attorney General. All these while I look at cancelling the Management Agreement with APM and looking for other companies with better reputation.

Dreadful experience from beginning to end. I became a landlord client by default when my previous property manager sold their rent roll to Atlantic Property Management. I had issues from day one, which included unreasonable and unvetted maintenance demands and hopeless follow-up on queries. When we did eventually part company, they had the temerity to demand that my contract was broken 'without cause' and that I would be financially penalised. I would definitely not recommend as a potential property manager.

this company is a nightmare to deal with, I've had







































problems with the home i have rented since i moved in, now after 6 months , my punch list was never fixed, had a leaking bathtub that flooded garage due to paint being poured in drain, it corroded the gasket, plumber showed be the stuff he pulled out, hole he had to cut in sheetrock on jan12,2014 to release water in ceiling of garage under the bathtub, big nasty hole is still gaping, blinds fell off on top of me 1st week i was here and i had to seek medical treatment, my calls went unanswered my emails too, staff is rude and unprofessional, I was never given a key to use the amenities and was denied access to the pool 2 weeks ago, i called to ask why and was told they would call the how and call me back, i gave notice off termination on april 11, was told i have to give 60 days notice, so I've had to stay here and pay 1500 a month for a dumpy house that was a foreclosure, outside spigot does not work, closet doors do not have a track on floor to stay secure and have called off so many times i just had to leave them off, as well as closet rack in mbr came out of wall the day i moved in because of improper installation in drywall not in studs, so i have had to keep a lot of my clothes in boxes.

they are charging me 750. to terminate my lease early, as well as keeping my 1500 deposit, this company takes advantage of people who spend money to move in and pay deposit for homes that are faulty, this home was not cleaned upon my move in,i did it myself, and yet they have called me to schedule a move out inspection on a home that still has not had the 15 repairs i listed when i moved in, i sent 6 service requests, up until march 31, when i finally decided i will not live here in this house on Aventide lane in Avensong subdivision in Milton/Alpharetta..
