Birdy Properties comes across as professional but they have horrible disconnect in the office. As a renter they will harass you and send you breach of lease fines when you did NOTHING wrong. Right now I’m in the process of moving out and our property is being shown for new renters. Despite my reaching out to them and giving them a clear schedule, a realtor and couple walked in on me sleeping naked, on a day and time when I said we were unavailable and without any notice (even though I requested at least a days notice). It was humiliating and infuriating and Birdy Properties is denying having any part in it. They then followed by sending me a breach of lease fine for declining a Saturday morning showing?? They also tried to accuse and fine us of having a dog when we have no pets?? They are an unhelpful and inconsiderate company. They may be good on the homeowners side but they are horrible to their renters. If you can avoid using them you will be a much happier person.

With all these reviews why are there only 3 on the Birdy Properties website. I tried to post mine and they will not post it. We live in a duplex of managed by Birdy Properties, We have lived there 15 months, we like the house, just not Birdy. For the first 3 months we didn't have a oven, they sent out maintenance guys that could not fix it. They finally replaced it. After 4 annual a/c inspections that all of them told them the unit needs to be pulled and cleaned or replaced due to the age of the unit (24 years old) we had it replaced.
Our lease says that we are to pay all utilities it even list them (gas elect water sewer and trash p/u) also says utilities to be paid by landlord NONE. After talking to the water meter reader, we find out we are paying for the water for both units (duplex). When I asked Birdy about this they said it was a mistake on the lease and they changed it back into Birdy Properties name. When I asked what they were going to do about the amount I paid they refunded me 1//2 for the other unit, and sent me a new lease to sign saying they pay the water. When I asked why I was only getting 1/2 back they said "It does say you pay water in the lease"In my eyes they should have refunded to full amount as I was never to pay water. That would have been the right thing to do as it was their mistake.

I inquired about an available property and let them know that my move in date was not for another two months. They said that was okay and we should set up a showing. I drove in from out of town (a 5.5 hour drive) to view the property but two hours before we were scheduled to meet, they cancelled the appointment. Now, if they cancelled it because someone just signed a lease on it, that would be understandable. However, the reason they cited was that my move in date was more than 2 weeks out. Then why the heck did you suggest we set up a viewing, approve the viewing and send reminders about the viewing only to cancel two hours before- for a reason that could have been discussed over a week prior when I inquired initially? No regard for others, no respect for my time. And to make it worse, not even an apology. But maybe this is a good thing to know now- I'd hate to give my money to a company with little to no competence or integrity, a company such as Birdy.

I proudly recommend Brian Birdy and his company. He has a trained and friendly staff who are ready, willing, and able to assist their clients at all times.

I am a home owner and have hired them to maintain my property. I am not happy with them at all. They do not return my emails or calls. They have put in lesser quality doors and appliances in. They wrongly charged us for things. My tenants said they have termites in February and they spot treated but we have spent months trying to get them to understand you have treat the whole house and that they should do more. We still have not gotten a response and so we went around them and hired our own company. They don't seem to know anything, each person blames the other. They don't itemize their billing so we have not idea why they are charging what they are charging.

Stay away from these guys in my opinion. I rented from them for 2 years, left the house in great condition, have videos and pictures of move-out condition...but it became clear after we left that they were looking for any reason not to give our deposit back...little nit picky stuff.

Do NOT rent from Birdy! They'll charge you for lights when you move out that worked when you moved out. They'll charge you to remove any satellites even if you didn't have put on. Worst company I've ever come into contact with. Do not use.

if you want to have a peaceful life dont go to a property managed by this people. i have a maintenance request for 2 months until now its not fixed. But they will take all the money they can take from you.

Birdy Properties in San Antonio is the worst company I have worked with. They do not return phone calls and will hold back as much deposit money as they can possibly squeeze out of each sucker unfortunate enough to rent a property from them. If you are stuck with one of their properties, get used to the phrase "they are in a meeting"...check their facebook page for pics of what their maintenance team is doing instead of fixing problems.

(a) unprofessional, does not answer phone call or email on a timely manner (b) inefficient, does not respond to maintenance request on time (c) charge lots of misc fees (d) will "overlook" forms you submitted and do whatever is convenient for them, (e) has lots of build in requirements such as hiring carpet and house cleaners that THEY SPECIFY and charge you tons (f) cause miss communications to both owners and tenants... list goes on, for your sake, avoid at all cost.

Birdy Properties is by far the worst property management company that I have worked with. We were disappointed with their inability to answer the phone and lack of service throughout the rental period, but the move out inspection was even worse. Find a video camera, witness, a lawyer, and maybe even a Judge before it comes time to leave if you expect to get one cent of your deposit back.

Horrible company. They dontrepair when there supposed to. DO not give this company your business. All the postive reviews are given by the company. They charge crazy amounts of money for repairs. They are unprofessional Rebecca was yelling at the top of her lungs. What business have you dealt with that they do this. Never have I ever gone thru this. As a business owner I know how to treat clients.

B.P is "managing" my property and it has got to be the worst mistake of my life. Worst customer service I have ever experienced, I never get my money on time, they rob you blind with their fees for non sense things that didn't need to be done. From the scum bag owners down to the lazy unprofessional employees they are all trained to steal from the same people who put food in their mouths. I'm not a disgruntled tenant or a landlord with a vengeance I'm a home owner who wishes someone would of warned me about this company. I have considered breaking the contract and paying them their 10% till the year is over. They are already robbing me any way, might as well pay them to not do any further damage than what has already been done.

I've rented in many different states and countries, but have never had the amount of trouble that I had with the awful birdy properties management company. Military- stay away unless you want to be stressed out and spend hours of your life with the legal office fighting every time they try to nickel & dime you.

They've always been honest and professional with me too. In my experience they've taken care of things for me in a reasonable amount of time and overall have been excellent.

Hardworking, capable, and honest professionals. I cannot recommend Birdy Properties highly enough.

This is one of the best property management companies in San Antonio. I've always found them to be very professional and firmly believe that they truly care about both the landlord and the tenant.

Birdy Properties, LLC, CRMC, my former residential real estate manager, did not perform the property management services it agreed to perform for me and for which I paid. Due to Birdy’s knowing failure to respond to my tenants’ multiple reports of leaking water over an extended period of time, over $18,000 dollars of damage was done to my rental property. In addition, my tenants have chosen not to renew their lease of my property and have elected to move out of the property as soon as the lease allows because they have been ignored, mistreated and disrespected by Birdy Properties personnel. As a member of the military, I rely on and trust property management companies to take care of my investment when the government moves me to a new location. Instead of meeting that need, respecting that trust and performing its obligations under the property management contract, Birdy Properties has, unnecessarily, knowingly and callously imposed significant anxiety and a significant financial burden on my family. I cannot recommend Birdy Properties, LLC CRMC as a residential real estate management company because it is the most unsatisfactory management company I have ever known.

Birdy Properties is a management company I can always count on to do the right thing.
