I moved into a property managed by M & M in Dec 2017. There were some issues with the property to be addressed and Cathy G the manager was great at getting vendors out to address my issues and also got the owner to add an automatic garage door opener. It has only been three months, but I have found M & M to be kind, professional and very responsive, contrary to others' remarks.

I wanted to personally thank you for the attentiveness, follow thru and continued commitment to me as a tenant. I have to say it was a very memorable and enjoyable 4 years at this home and I will definitely miss it. I would highly recommend you and the M&M Property Services and Management Company in the future to those who own and those who are looking to rent. I have happily used your services for the last three years. Anna was my property manager for years. I ended up selling my units and no longer need your services but I wanted to send a personal email to praise the work that Anna did while managing my properties. She was a fantastic property manager, easy to work with, great at coordinating repairs, and easy to get a hold of.

I have had a good experience with M & M. My wife and I have rented two homes now through them. Our agent Ana is always responsive to any problems or repairs that we have needed taken care of. When we moved back into the area after a couple of years we contacted Ana again for a new rental home. We would recommend them as tenants and will continue to rent from them in the following years.

I am writing this review to let you know about the

exceptional services provided by Anna during the rental of our

property. We have owned and managed our rental properties for

more than 30 years. The end of June 2015, the tenants moved

out of one of our properties and left it fiflthy and damaged. Since

we had attended your landlord seminar in 2013 and kept the

packet you handed out, we called your office to get assistance

to re-rent the house. We were referred to Anna and she

conducted business in a very professional manner. She

recommended and coordinated vendors to paint, clean and

make repairs. Anna was so organized that it took less than a

week to get the property ready to show potential renters. Within

a few days, the house was rented! Anna was always responsive

to our questions either via text, email or telephone. We would

definitly use Anna to help with our rentals again and recommend

her to others. Thank you Anna for your excellent assistance.

Less than four months after Anna took over, our properties are 100% occupied at rental rates significantly higher than we had been achieving, in excellent condition and on track to be providing excellent cash flow to us!!

I just wanted thank Bruce for sending out this newsletter to landlords through the years. I am a real estate broker since 1980 and have had rentals for about 50 years. I took one of your classes many years ago and it is great that you continue to do them. I wish that more landlords would attend them. I ever decide that I want to have my properties managed by someone, I would not hesitate to call your company. Thanks for your contribution to the rental market.

The property manager Jim is not an 8 to 5, manager he responds when the jobs calls! He first started advertising and showing the first unit and indicated ways to improve the property and provide good council along the way. Jim's motto is to preserve or increase the value of the real estate asset while generating income for owners. He responds quickly to emails to ensure you are taken care of right away!

In my dealings with Susie both initially and via phone and email, she has proven to be an exemplary property manager; tenacious and prompt in her responses to any questions or issues and efficiently rented the property seamlessly and without problems. I would not hesitate to use her as my personal property manager and/or would not hesitate to make a recommendation to anyone else needing property management services in the future.

Most happy customers don't care to write something, while many reviews are usually written by those who want to put in complaints. After using M & M for 3 years, I think its fair to put in some good words for my property manager, Jim and the company M & M Property Management. Since I live in another city, Jim takes care of my four-plex in Sacramento without me having to be on-site. Jim is usually very quiet -- he takes care of all the day-to-day management without having to worry about trivial things, but he definitely contacts me promptly, through emails and phone calls, if there is anything that needs my attention or approval. He never misses anything. He also replies to my emails very fast.
