John with Centurion Realty Group is without a doubt the most genuine, hard-working and professional real estate agent I can imagine. For those who do not care about our personal story, here's what we love about John in no particular order:

Here's our story: My soon to be fiancée and I were first time home buyers looking for a fixer upper, when I stumbled on the Centurion Realty Group website and found John. He and the firm has great ratings, so I figured this is the one. I was right. He immediately corresponded via e-mail and phone to ask for what we wanted. He sent us a list of many homes instantly for us to peruse through. We found a few that we liked in the pictures so we asked John to arrange a showing on a holiday at 10AM. No problem for John, he is there for you, arriving early exhibiting a high degree of professionalism. Here are the fixer uppers you asked for was what John should have said but he humbly kept his mouth shut as we observed in terror what a fixer upper really looks like. He didn't try to talk us out of it, he showed us everything we asked for, pointing out flaws for us and offering solutions to fix them. Just like bringing your Dad with you, John offers warm guidance without feeling like he is working for money while you are with him.



After 3 houses of horror, my fiancée and I made the decision to move our price range higher and do less work. John didn't have to mention it. He let us find what we really wanted without telling us what we wanted. Once we made our own choice, John delivered by calling several properties to arrange showings on the spot. We only expected to see 3 houses this day, but John managed to arrange at least 4-5 additional showings. The difference was night and day. He perceived what we wanted, showed it to us, and our enthusiasm was brimming.



It was not long before we saw the house that was "the one". We knew it was under contract from another buyer, but looked at it anyway to see what our upper end would look like. It looked perfect, but it was already spoken for, so we moved on to see the others. All the while John checked on other properties for us, suddenly John declares, "Guys, the property that you love has just come back on the market. The other deal failed". We were freaking out. Everything in the universe was aligning on this day: An angelic real estate agent delivers the perfect house within 4 hours when it wasn't going to happen in the first place.



We went back to John's office (which he has in any city you are located) and John went right to work telling us to go get some lunch. While we feasted in celebration, John slaved away researching comparables, getting paperwork together, and being ready for us. We arrived after lunch and John made sure we were absolutely informed. We never expected to be buying a home on the first day, but John found us what we wanted. He is attuned to your desires, whether you tell him or not. He didn't push us into it, we called all the shots. He played devil's advocate the whole time, explaining the pro's and con's of all our decisions and imparting his real estate wisdom on us.



Here we are the day after and we have negotiated the seller down to the price we wanted, and are bagging ourselves a beautiful home!!! Trust us, John will deliver.

I worked with Prithi with Centurion Realty Group on the sale of my condo and the purchase of a house. From the beginning, I was greatly impressed with Prithi's professionalism, enthusiasm and work ethic. She brings a wealth of experience and knows the ins and outs of not just real estate in general, but also the nuances of the local areas where I was looking.



For the sale of my condo, she had a keen eye for the best ways to market my property and got the word out to both other agents and the general public quickly. Her company shockingly, guaranteed me they would sell my condo in 60 days or they would buy it. Needless to say I did’nt know what to expect. In a down market, I only had my condo for sale for one week before I had an offer! This is due in no small part to Prithi's pre-sale communications and marketing efforts. From negotiating in the offer stage to the final closing, Prithi was there every step of the way.



The same can be said for my subsequent home purchase as well. Prithi knew the market well and was able to tell me when something was a good deal versus overpriced. She also had connections with other agents and often knew when a property was coming on the market even before it was released to the general public. Me and my Husband had been dying to buy a home on Lake Butler in Windermere. Once we made an offer and were in escrow, she was in constant communication with me and I never felt like I didn't know what was happening.



For me, what was most important regarding my work with Prithi was that I trusted her completely and knew she was always looking out for me first and foremost. Additionally, I have a pretty hectic work schedule and she did everything she could to manage as much of the process herself as possible so that I didn't have to put my life on hold while navigating the sale or purchase. To this day, I continue to contact her when looking for local recommendations on landscape services, contractors, etc. When we decided to renovate our kitchen, Prithi even arranged for us to tour some of her friends' and clients' kitchens to get ideas! I highly recommend Prithi and her team at Centurion Realty Group and will use her for all my future real estate needs.

Prithi with Centurion Realty Group is a very professional young real estate agent who knows the ins and outs of the complicated process of purchasing a property. We used Centurions services, specifically Rick, to buy our $1 million+ home in SouthWest Orlando(Dr.Phillips). We were very impressed with RIck throughout our entire experience with him, from our initial meeting to receiving our rebate check after closing. We bought a home after a nine-month search and Hugh was very patient with us. Having purchase two other homes in the past 12 years and worked with two other buyer's agents, we can say that Rick was the best broker/agent we've ever worked with.



There are several things that made Rick an ideal broker. He is very experienced and provided thoughtful, incisive, and astute advice, without being overbearing or placing his self-interest above ours. Over those many months, there were a couple of houses we had considered making offers on that required Rick to get information from the seller's agent and do associated work. When we decided against making an offer, he didn't pressure us or behave in the least bit annoyed. Similarly, Rick recommended a great home inspector, who was extremely thorough, having exceptionally high standards, taking over four hours to complete a very detailed inspection. Some brokers/agents may want hurry a client to make an offer or recommend a home inspector who would find the fewest possible deficiencies in the home, reducing the chance of the sale falling through, but not Rick. Through these and many similar experiences, Rick made us feel as though he was looking out for our interests above all else.



All of our interactions with Rick -- phone calls, emails, discussions -- were very professional. He has the mindset of a business person handling a business deal, while at the same time being very friendly and down to earth. Rick went out of his way to be accessible to us, even when he was out of town. Our calls/emails were returned/responded to right away. We also appreciated Rick being detailed-oriented. Coming from two Type A Ph.Ds., that's saying a lot. He followed up and followed through when he said he would, and never showed annoyance with us when we butted in when he already had the situation in hand.

I just purchased a foreclosed home last week. I'd found this house in July 2010 and been wanting to buy it ever since, so I've gone to a few real estate agents in Clermont area, but noone wanted to work to find out how I could get this house. They just wanted to show me other houses. I'm also a single mom and couldn't afford to buy a nice house. Other agents were telling me I couldn't buy what I wanted with the budget I had. But Carrol was totally different any other agents and my negative views on agents were all gone!! She worked really hard to get information on the foreclosed house-it went through so many processes it was not on market- I've been wanting for past 6 months, never forced me to look at other houses, she even emailed me back at 12a.m. on Saturday!! And most of all, I got the house, because of her!!!

Rick and his team at Centurion Realty Group in Orlando did an outstanding job selling my home in record time. During this economy, and in January when homes don't usually sell, he was able to sell my home in less than 2 weeks with multiple offers and for the price I wanted. I was thrilled!

What made the difference was how he marketed the property. While other realtors merely list homes, buy ads and hold open houses, Rick uses those traditional tools and goes beyond that by tapping his extensive high-end network and personally informing each and every person he knows that your home is on the market. He asks his network to help spread the word so that you get maximum exposure. I was amazed at how much time Rick spent in my neighborhood going door to door, talking to each of my neighbors, telling them my house was on the market and asking them to tell their friends and invite them to the open houses. He gets involved and works it!

I firmly believe this level of attention to marketing truly made the difference in my house selling as quickly as it did.

I know people who listed their homes with other Realtors several months ago and still haven't been able to sell them, while I listed, sold, moved and settled into a new home close to the beach and am living the new life I dreamed of in a fraction of the same time! I can't imagine going through the hassle of months and months of open houses, keeping my home in pristine condition for showing after showing and all that stress wondering if my house is ever going to sell, or if I'm going to even come close getting the sale price I want.

I'm a professional home stager and I work with a lot of real estate agents in Windermere and throughout Orlando. I consider myself very lucky to be able to work with a handful of fantastic real estate agents, one of which is Prithi Daswani. I am often asked for real estate agents I would recommend, by my home staging clients. Prithi is always at the top of my list because she does such a great job marketing and selling her listings. Besides having a very successful custom marketing plan for every home she lists, she is also a very strong negotiator for her clients' interests. Most people don't know how much negotiating can occur once an offer is presented and a house goes into escrow. Prithi rides herd on unruly (and sometimes unprofessional) buyers agents to make sure the deal goes through and escrow closes. And she does it without breaking a sweat (or at least you won't see her break a sweat). She is honest, ethical and well respected by other real estate agents.



I recommended her to 2 clients this year (2011) and both homes went into escrow within a couple of weeks, one with multiple offers well over asking price.



I would not hesitate to recommend her as either a buyers' or a sellers' agent. The best recommendation I can give is if I were going to sell my home right now, Prithi would be my listing agent.

We went from thinking that we cant afford a house in August to moving into our own place in December and we owe a very large part of it to Rick and his Team.



This is going to be a long review, but for first-time home buyers like us, each of these points made a big difference.



When we started, we met with five other realtors but Rick was the clear first choice. From our first meeting, Rick was very approachable, informative and supportive. He gave us the low-down on neighborhoods we were considering, other neighborhoods we could consider, and what sort of housing these neighborhoods had to offer. Then we discussed budget - what type of places fell within our budget and what a "slam-dunk" budget was. He was direct in telling us our budget was fairly low for what we were looking for, but he put it so gently and positively, we weren't discouraged from looking anyway.



We spent many Saturdays with Rick going to houses in different neighborhoods and price-ranges. He explained key features of the houses, what sort of work they needed in the short term and in the long term. Being first-time buyers, we barely understood our own requirements, but he took time to understand (and help us understand) what we needed, what was non-negotiable and what was optional. With each place we visited with Rick, we learnt so much about house values and the Orlando market.



Rick was also really good with email, which was critical for us. He always responded to urgent questions immediately and other emails within a day and his responses were both thoughtful and thorough. With each posting I was interested in, he made the time to check it out during the week and give us his opinion before we went to the open house on the weekend.



His knowledge of the Orlando market is fantastic. Right in the first week, he helped us bid for a very under-priced place giving us almost the exact number it eventually went for. He was always clear on what a place was worth and why. Eventually, when we were vacillating on a few short sales, he gave us very sound advice on what the merits of each place were and which had better resale value.



Finally, when we went into escrow, he was with us every step of the way - recommending the person we used for our inspection, keeping himself updated on the bank's inspection, working with our mortgage broker to apply for extensions and when we finally closed (one day earlier than expected), he met us at the house that evening with the keys and brought his darling puppies too.



For anybody looking to buy a place in Orlando from studios to mansions, Rick is the best man for the job and a delight to work with. We HIGHLY recommend him!!!

Centurion responded to us quickly but then it seemed like they forgot about us for a few days. They definitely know what they are doing and my guess is they are swamped with clients, hence the reason in the delayed response.



But once we got going we found the perfect condo, it was a short sale and they helped us through the process. We closed in just under 90 days and now can proudly say own a Condo on the beach.

We were visiting from Britain and looking for a holiday villa, but we were not very familiar with the area and so we got in touch with Centurion on the advice of a friend. Our agent Prithi handled our inquiries, she has been amazing from the very beginning to the end. Initially we were very hesitant about buying a villa in America but she was patient with us and found what will be our future retirement home in Windermere. I would definitely recommend the team at Centurion Realty to any fellow Brits looking for a someone who knows what they are doing when it comes to buying property over here. And what a change in our lives compared to dear old Blighty!
