Currently renting from Terry W Flood Real Estate. The staff are friendly enough, but there are a few things prospective renters should be aware of. I won't call names, I'll tell you what I experienced and let you judge.

The first is that Terry is imprecise, bordering on negligent, when answering questions. I suspect it's because he is busy but when I asked twice to confirm the amount of money required before keys would be handed over, he gave me a large amount (which is why I asked again to confirm). We scrambled, and made sacrifices only to have the office worker ask us why the money order was so large. It was credited to rent, but we could have used that money to help with moving costs.

In addition, in 2021, they don't accept any form of electronic or online payment. Be aware that if, during a pandemic, the mail is late to deliver your check, you'll be charged all the late fees. While this isn't illegal, it's inconvenient. When asked when they would add online payment options, they responded "We will not have an online payment option." So be prepared to write a check like it's 1997.

Work orders have about a 50/50 chance of being addressed. Less, if you don't constantly check up and remind them that the work hasn't been completed. Our AC went out during the heat wave (of course) and it was 96 degrees inside the house. It took almost 6 hours to get someone out for emergency service. Even the HVAC guy seemed confused why it took so long for him to be notified.

Lastly, they seem to barely inspect any property before renting. When we moved in my daughter's bathroom had a shattered light bulb that hadn't been cleaned up, leaving tiny almost invisible shards of glass on the floor. She walked in with bare feet and came out leaving bloody footprints. Obviously, someone they hired dropped a bulb and didn't clean it up. Sounds like they're hiring the cheapest, least professional people.

In all, there are worse real estate companies. But there are also much better.

DO NOT EVER EVER EVER EVER rent from Terry Flood. If it is too late and you are already in contract with this sleezeball, DOCUMENT EVERYTHING HE EVER SENDS YOU! Take pictures of EVERYTHING down to the smallest detail. Read your contract carefully. He will screw you over anyway he can and then sue you for ridiculous amounts of money that he will not use to fix his dumpy houses. He will just rent it to some other poor unfortunate soul and pocket the money. We messed up big time ever dealing with this shady character. There is no justice and how the court system has not figured out his scam yet, I will never know.

Rating him with one star, is one star too many.

He is an absolute slumlord. When I moved out I left the place in better condition (Cleaner, Smelling better) than when I moved in, and he still kept my deposit for reasons unknown and he couldn't defend himself for it. I had the carpets professionally cleaned, I turned in the receipt and then was charged for carpet re-cleaning. When I moved in I had requested the carpets be re-cleaned because of the bad pet odor from the tenant before me and they refused to have them cleaned again.

Also, I was charged to put in new air filters and replacing the batteries in the smoke detectors. Under Missouri Revised Statute, section 535.300.1 precludes withholding of any security deposit for costs associated with ordinary wear and tear ... so against Missouri law he kept my deposit for normal wear and tear items and said he would refuse to give back my deposit.

Also, my house was broken into, I reported it to him because I was going to need to have the garage door and locks and changed and he didn't get back to me until days later, after I had called multiple times.

This guy is absolute scum.

They took forever to fix things that went wrong with my place. My basement flooded and my home was infested with fruit flies and rats. Still do not know why my deposit was not returned because I cleaned everything and took pics of my house when I moved out. Only thing I didn't do was have my carpet professionally cleaned. Since they refused to do a walk through with me present, they conducted it alone and charged unnecessary fees. So I was not given any deposit back. Their not honest people/company

In response to Mr. Flood's post of 12.12.12. I've simply edited my original review from November 2012.



Mr. Flood, you don't provide produce (that's food). We rented from Flood-Conn Enterprises for 2-plus years.



Anyway, I've never hidden who I am. My name is Margaret Walker. The others that have posted are limited by how they register on the site. That's how their names then appear. Up until now, and there have been plenty of reviews throughout the internet, you and/or people that work for you have posted positive reviews as tenants, but then again post responses as employees of your's. That's questionable. Unless that's you, Terry, then you haven't had the courage to respond in a respectful and honorable manner. You'd be mindful to watch how you describe those who aren't pleased with your business practices (laziness, lack of responsibility, etc.).



I have yet to meet someone who didn't receive a property from you in less than desirable condition. The list is made and turned in to your offices. Then, nothing is addressed. You then blame these items on the tenant, and ask that they do repairs that you were unwilling to do yourself. What is the reasoning for your MOVE IN report clause?



If you have pictures after someone's moved out, we should assume you have pictures upon move in. Would that not be practical? Or, does that not serve your business practices, sir?



Every item I've stated in all written correspondence to you is factual. PLEASE GO TO FACEBOOK AND ASK TO FRIEND FLOOD-CONN. I've included many pictures, correspondence to you and your attorney, etc.



Every item we asked to have repaired from the moment we took possession to the time we turned over the keys, was never even responded to (with the exception of a small plumbing issue where your repairman used black electrical tape to attach pipes under the kitchen sink; and using duct tape to address the air conditioner).



You don't intimidate me, Mr. Flood. The thought of seeing you in court doesn't bother me in the least. I've responded to your attorney, and provided the Registered Agent for the owners, Flood-Conn Enterprises, Robert Conn, with copies of ALL correspondence.



The clauses within your lease are contradictory and misleading to say the least.



These people are horrible. There's a site on Facebook, Flood-Conn, where you can leave your comments/compliments and criticisms: Worst landlords I've ever heard of or dealt with. If you push to get needed repairs (one item was mold that continuously returned and they wouldn't even touch it, another was rotten window sills leaving two to three inch gaps to the outside; the list goes on and on), you get thrown out. He lied about the conditions of the house, and we have pictures to prove it. We have him in writing stating that he, his employees and contractors that work for him attempted to make calls/appointments, and the kids just yelled and hung up on them. We can prove by phone records that these calls never took place. He's discredited himself with lies we can substantiate. Please feel free to contact me at mrwalker@kc.rr.com.

I would totally recommend this place. Their homes are taken care of and they are a little pickier than most. They expect you to take care of their homes as you should. So if they have a home you like, rent it, they will work with you on any issues you might have.

I read these reviews in amazement. I have rented from Terry Flood Real Estate a couple of times, so has my sister for a combined total of over 5 years. His lease does require the tenant to have carpets cleaned when they leave. All you have to do is follow and comply with the requirements of the lease and you will receive your full security deposit return as I did. If you don't follow the agreement then you can't blame anyone but yourself. I have to laugh at the person who said their mail came back address unknown. This is a business for heaven's sake and has been in the same location for many years if their mail came back it is beause it was not addressed properly. People are amazing.

Renter beware, they are one of the shadiest renting operations that I have ever dealt with. They make you pay the down payment to even see if application will be approved. After paying 600 deposit with the application. I was told on a Monday that everything was good to go, all they had to do was talk to present landlord. Then wednesday get a call and say Ok we can get the house But we need additonal 400 deposit., when we said no we cant afford another 400, that we will have to go look elsewhere. They are refusing to return my original 600 dollar deposit saying I was backing out. I told them no the original document that I signed was for 600, not 1000 deposit, that they changed terms. They still refused saying that they would work the rest of deposit over the months by us paying additional rent. I cant afford that either. Guess small claims here I come. By the way DAVID CLEVENGER is the agent on this. Hmm do we see a trend here.

Applicants had major credit issues and yes as a result the property owner did require an additional $400 security deposit in order to approv their application. The applicant agreed to the additional deposit and therefore we approved for the rental of the property. The application submitted by the applicant says clearly and specifically that if they are approved and later back out then they forfeit the deposits paid with the application. A few days after the applicant was given approval they notified this office that they had changed their mind and at that time they were reminded of their obligation contained in the application they submitted and signed. Unfortunately their complaint is sour grapes on their part for not complying with their obligations under the agreement. They haveno one to blame but themselves.

I agree with the previous post. A friend and I recently looked into a property listed with Terry Flood, and David Clevenger was the agent. The the shrubs in front of the property had more personality than this man, and probably better customer service skills. Additionally, they required we pay the $800 deposit on the property before we could even apply, and when our co-signer backed out, making our application invalid, Terry Flood real estate refused to return our deposit. After speaking with an attorney, we learned that they have no legal right to withhold the deposit as no lease was signed, and will likely have to resort to small claims court to get our money back. Stay away from Terry Flood real estate!

My terrible experience

Please reconsider working with David Clevenger. He in my opinion has ZERO customer service skills. He never returns calls and actually returned checks sent to him causing me to have to pay a HUGE penalty in the thousands of dollars.
